Its proximity to Hagley Park is excellent. A 20 minute walk across the park into the city. Ample off-street parking. Although I was travelling alone the room accommodated 3 people with a queen and a single bed so good value for a family.
No privacy - the rooms face the street and a breezeway runs along in front of them so people look into the rooms as they pass. There are no net curtains or sun blinds - you have to close the whole curtain which blocks the door and have the lights on during the day to see. The shower drips and I had to put a towel in the bath not to hear it. The bulb for the light over the bed was blown - asked reception on Friday to replace it, still not done by Sunday.
