Would book again - maybe a bungalow with a kitchen next time.
Very pleasant staff, who cleaned the room each day. The bungalow is big, and we enjoyed the space. Good sized safe, shelf around the washbasin, plenty of cupboards, a table to work at, spacious outside sitting, lovely gardens, very nice pool. It was a very short walk to a good coffee shop, restaurants and the beach.
The room decorations were tired. Odd, because all the expensive items - chairs, shower, tiles, safe, kettle - were there in good condition and everything worked. A cheap lick of paint and new curtains would have improved the ambience so much.

Wish we had stayed somewhere else
There were animals in the walls and on the roof. Mice were in the room at night. the bed was not comfy and the pool was very dirty.

Dull bass, coacroach, something in the wall making noise all night + kind stuff
The only positive thing is that the staff was very kind and helpful, and they quickly fulfilled any requests we had. They replaced the faucet, and when we had a flat tire on our motorbike, they immediately replaced it, but it is clear that they are tired, and more people are needed for such a large area.
We have been to Thailand many times, but overall I think this was the worst accommodation, without exaggeration. The nights are very noisy because the main road is nearby and a constant dull bass can be heard, so we had to put on white noise music to be able to sleep. There is a lizard living in the wall that bangs all night long, and since the drywall reinforces it, it feels like someone is hitting the wall next to your head all the time. We love animals we have stayed in accommodation on Koh Tao with meter-long lizards and bats on the ceiling, but for some reason, this noise is like a small child running around on the attic all night. Maybe the other houses are not like this, but 1104 is brutal. We chose it because of the 8.4 rating on Booking, but I think it is overrated. On the first day, the faucet broke and could not be turned off, which was immediately replaced, but the reception can only be reached through WhatsApp because most of the time, no one is there. The power outlets are in very poor condition, specifically those next to the bed and behind the TV, so they could not be used. They only provide bathtowels, so you have to use them even for tooth brushing. There is no hairdryer. The bed has a slightly sour smell. The first night I thought it was the flower on the nightstand, but I still smelled it when I put the flower in the corner of the room. When the wind blows, it constantly moves the bathroom door, which makes an annoying noise even when it's closed. I tried to block the gaps, but it didn't help. The whole room has a run-down atmosphere. Everything is used and broken, and even in the pool, one of the filter and mixing systems does not work, only the left side. It is constantly filled with leaves, which I picked out by hand during the day. I think the staff is too few, and it feels like a small village where there is no doorman. When we arrived, we did not receive any briefing on where things were.

Good value for what it is
This hotel consists of a strip of well-built bungalows lining a single road that goes straight up a hill with approximately a 10% gradient (pretty steep). It appears to be family-owned, and the owner himself is friendly and helpful. It’s across the road from the Phra Ae beach resorts; one can walk to them in about 10 minutes. There is very little traffic, as the road is only used by the hotel guests and the guests (residents?) of a condo complex at the top of the hill; however, when traffic comes (e.g., when employees of the condo at the top of the hill arrive to work), it’s loud, as the old motorbikes struggle to get up the hill. Pros Good quality construction Quiet and private; we could not hear any noise from the neighboring bungalows Large rooms and huge bathroom Big porch with chairs to sit outside Close to the beach
Cons Steep hill; unless you really enjoy climbing hills, you’ll need a motorbike (but you pretty much need a motorbike anywhere you stay in Koh Lanta) The room is somewhat old/dated and in need of renovation; however, if renovated, it would cost a lot more than it does now, so this is not a real complaint Morning traffic noise of vehicles in low gear climbing the hill (only affects light sleepers and only for about an hour) The pool area is at the bottom of the hill and is somewhat sterile feeling; we never used it Mosquito party! The bungalows are right next to a forest and are swarming with big, black mosquitoes. This makes it unpleasant to sit on the nice porch, as even when I lit mosquito coils under me, I still got bit. Your mileage may vary; I’m a mosquito magnet, so they love me. My wife didn’t get bit once. Verdict: It’s a good value for the price we paid

Good location, friendly staff, but bungalows need proper cleaning and a refresh.
1. good location 2. swimming pool very good 3. staff friendly and helpful, tried to make up for the problems below.
1. Room clearly not cleaned prior to arrival. there were lizard egg shells and poop on one of the duvets and chair. The kettle was also filthy. 2. Facilities not the best; toilet leaked, so bathroom floor is wet. Sink also leaked. Shower water pressure low. 3. Our bungalow was very far up the hill. This isn’t a fault per se, but without one’s own transportation it was annoying to walk up and down the hill. 4. Accepted payment in cash only.
