This hotel offers everything a traveler needs in a mostly residential neighborhood, which is a relief from the rest of Venice. The staff has a lovely spirit.
The directions the facility provided seemed quite inaccurate.

Great location in a quieter area. Near bus station and major vaporetto stop. Very clean and lovely building. Outdoor area and tea, coffee, drinks machines. Great breakfast. Very lovely religious artefacts

Quiet spot, canal view, lovely private garden, air-con in rooms, access to small kitchen and fridge, and substantial breakfast including gluten free options.
Being locked in until 6am meant I missed the sunrise (5.30am) everyday which was really frustrating.
I knew about this when booking, but didn’t realise the sunrise would be so early and that I would miss this most wonderful part of the day in a beautiful foreign city every single day.
Breakfast starting at 7.30 was often a bit late for me. A 7am start or at least access to coffee at this time would be great.

The property was very clean with daily cleaning of the room.
I was not happy with one of the personnel at the front desk, Elena, when I ask if I can have a large map and she very rudely said no. I know that they have the free map because I have seen it. I had issues finding my way around Venice and Google Map was not very helpful but with directions in a roundabout longer way and sometimes in a circle. I did not want to get lost at night after fireworks walking back after midnight and the large map would have help considerably. But Elena's rudeness did not help either.
