Location was exceptional and the added bonus of a secure parking place a big plus
It felt a bit tired with a lot of small improvements required. The bathroom sink had no plug, the toilet had a very volatile flush, the minute to was not up to what you’d expect in such a property and the carpets were very dirty

Quiet, easy to get to, and located close to the centre of Cirencester which is a lovely little town. It is also a good spot from which to visit other parts of the Cotswolds, and Highgrove which was the focus of this visit.
Floor covering in the kitchen dangerous and inappropriate. I folded it away after having tripped on it several times.
Told there were ‘bins’ for recycling, general waste and food but unable to work out which bins in the kitchen related to what. In the end left all the recycling in one spot on a counter and made own decision about food waste and general waste vis the two bins in the kitchen. Clear signage would help.

The exterior is very attractive, the space downstairs was good & the two front bedrooms were decent sized. There was off street parking. It was reasonably priced.
The beds were extremely uncomfortable, with poor quality bedding. The sheets were so threadbare they actually disintegrated underneath me over a two night stay, with a big hole forming (pictured), not good. The toilet upstairs flushed so aggressively that the toilet water (and contents) sprayed over the seat and floor with every flush. The twin room door wouldn’t close with the beds apart, so we had to reconfigure & put the beds together to enable privacy. In the process we also uncovered some food that hadn’t been vacuumed. The hosts were extremely inflexible regarding a late checkout, the only option was to add an extra night (£200). We left at 10:00am as required, went into town and returned at 11:45am to drive home and the housekeeper had not turned up yet, so we absolutely could have stayed longer. The photos are a mix of the three properties they manage, so there is no en-suite bedroom, despite it looking like there is.
