The size, location & proximity to the train stations, the Japanese bath, close to the laundromat, the drying room in the shower.
The fact there were no drinking glasses, not enough hooks for hanging towels, no bench or shelves for toiletries. The other helpful thing would be to give simple detailed instructions or have a map prior to arrival showing location from the station.

The beds were not comfortable. The room was too cold. The flat is very old (or not well maintained).
