Good value for weekday price. Clean, maintained well.Breakfast options excellent. We did not mind the industrial setting, though some might. Grocery store 400 m. We were fine with the very contemporary vibe, but some may not prefer this. The shower is separated from the bedroom only by a glass block wall, which works fine for couples but would not suit a family.
Coffee and tea service in room was a water hot pot and a French press - for both loose-leaf tea and coffee. We would prefer a more standard water pot and tea bags. Minimalist design at times loses function. Closet not as convenient for hanging longer items as file cabinet-type drawer storage inside the closet got in the way. Towel rods were toward back of sink: again, a focus on design rather than function and efficiency.

Good breakfast but not included in room price
Asked for an air-conditioned room and the request was confirmed but not honoured on the first night. No lift to the upper floor. Not a lot of storage space for clothes. The hotel is on an industrial estate and you are dependent on a car for getting about, and there aren't many other options for breakfast locally.
