The place is really charming, especially the patio, and my bedroom was also very charming, including the blue bathroom. The place is very clean, and the living rooms you pass by are picture-perfect. The location is good in the sense that you can easily find supermarkets, gelaterias, a pharmacy, and anything else you need. You can see it is mainly a spot for locals, with not many tourists in the area since they prefer to go to the beach. It is very close to the airport in Cagliari. The bus stop is about a 10-minute walk and it will take you to Poetto Beach (which is just a normal urban beach, nothing special) and to the city center, but for the rest, you will need a car. I totally recommend this place. The owner is always around, she restored the place herself, and she is an extremely kind and helpful person.
The breakfast is not exactly a breakfast; it is more like a small basket with some goods like marmalade and biscotti. Also, a little coffee machine is available, but I wouldn't advertise this place as having 'breakfast included' because it really raises the expectations of the customer, especially for being in Italy.

The property is so beautiful and full of so much history. The location is near to Poetto beach by car and is cute, quiet and full of life. I loved the morning breakfast in the garden with all the flowers and birds singing. I reserved a room with a tub and felt like such a princess in my suite. The staff is so lovely and kind. It was my birthday and they went out of the way to buy me a cute little cake for the morning of my birthday. I highly highly recommend staying here. I will returning on my next trip, It is so charming I didn't want to leave. I honestly can't wait for my next stay there and seeing the wonderful staff again. I know finding parking was mentioned as a problem before but if you drive down the many side streets you'll find parking. I also recommend getting a car while traveling around, there are many places to see. Overall this is the best place i've ever stayed and i'm so happy I stayed there.

I liked the old historical building and inside garden with palm trees and clementine tree. The bed was comfortable and we slept very good.
The interior and furniture was ridiculous. Perspex side tables. Furniture not matching with the old interior. We stayed in Kings Suite with Spa bath. The room smelled damp. The cleanliness of the Spa bath was questionable. We filled it with clean water and turned it on and the water had dirt floating in it. There was no minibar, water, coffee or tea in the room.This room is on the ground floor and the window that is next to the Spa bath is facing the communal garden. It would be a beautiful hotel in the right hands.
