Beautiful traditional ryokan. Breakfast and dinner were incredible. 5-10 minute walk to Hyotan Onsen.
Sent two messages about a missing dress that was very dear to me. Unfortunately they were ignored.

The kaiseki and breakfast were excellent. The bathas - in the room and the larger facility - were also as advertised and also excellent. Staff was super friendly and helpful when we arrived too early. The location for other sites in the city was good. We used buses and it was an easy to reach location. We loved the room, it was comfortable and well equipped.
The exterior at the entrance was a little run down and I was worried it wasn't going to be great. It was to expectations.

Location was within 10 min walking from Hells of Beppu. Bus 24 goes to Beppu station, but it mainly goes in workdays. Taxi to Beppu station was 2200 Yen. Included breakfast and dinner vere excellent, dinner even included steamed lobster. We had the biggest room type including private onsen connected to the balcony (also public and family onsens were available, but we had no need of them). Dinner time was either 18:00 or 18:30. Breakfast time was either 08:00 or 08:30
Although everything was clean, wear and tear was visible in some places of tatami and in private onsen area. Noise from nearby street.
