Once you enter the door, you will find a sunny entryway; a large living room with vaulted ceilings, leather couches & chairs and a large screen cable TV; a well-stocked kitchen with stainless steel appliances and granite countertops; a separate dining room with a dining table that seats up to 10 people; a separate laundry room with full sized washer & dryer; a half bathroom; the master bedroom with en suite bathroom; a guest bedroom with en suite bathroom; and the stairwell to the home's second floor. On the second floor, you will find a bright walkway that separates the remaining two guest bedrooms (each with en suite bathrooms). In the carport underneath the house, you will find an outdoor shower to use upon returning from the beach; a charcoal BBQ grill and plenty of room to park your cars. Spent Thanksgiving with family in Folly Beach. Home was spacious and kitchen was very well stocked for cooking Thanksgiving dinner. Like most rentals the pans were pretty beat up and could use replacing. Really enjoyed our stay and the house was great for our hanging out with our adult kids and grandma. Mattresses aren't great but again, what you would expect in a rental home. Would recommend!

Our entire group really enjoyed staying here. The home is beautiful and had everything we needed. It was exceptionally clean and in a great location. We enjoyed the quick walk to a multitude of bars, restaurants, and the market. Communication with the hosts was excellent. Check-in and check-out was a breeze. I’d definitely stay here again. The pictures and description do not do it justice. One step across the street and you’re at the beach access. Super clean. Very well stocked with supplies. Adequate parking. The front porch was our favorite.

This place worked out well for what we needed. We wanted somewhere close to the beach (it’s right across the street!) that wasn’t too far from the center of town and local restaurants (about a 10 minute walk). The home provided detergent for the dishwasher and laundry, clean sheets and towels, and basic starter toiletries and papers (paper towels, toilet paper). We would have liked beach chairs or mats since the location is so close to the water and the rentals are a bit pricey but other than that, it overall served what we needed it for. It also had a lot of single beds that allowed everyone who needed to have their own bed. This would be a good place for a family with a lot of children or teens. Or two families sharing the space. Would rent again if needed.

We had an excellent time at this house. Great communication from the owners. The location is perfect to get to the beach and you have a great view of the ocean from the porch of the house. Walking into town is a short seven minute walk. The house has everything you need and plenty of room. We can’t wait to book another stay at this place and visit Folly Beach again.

This house exceeded our expectations! The across the street Beach access was amazing! The house was clean and the open kitchen and living room was great for having a group of 8. I would definitely recommend this house to others and if we came back to Folly Beach I would stay here again!

We had a group of friends come together and celebrate a birthday all weekend. The house was great and represented well in it's posting and photos. Beach access was right across the street and plenty of parking. Everything was walkable and we had a blast. Highly recommend this rental.

From the beginning, I was blown away with the communication and attention to detail.
Our stay was lovely- it was a group of girls and we felt completely safe, loved the house setup for a group, and it’s literally across the street from a beach access point! We loved morning and evening walks there.
The house has plenty of space, and we never felt on top of each other! The kitchen had plenty of room and is very open!
We walked to all our restaurants and coffee shops and it took less than 10 min. We had several vehicles and there was plenty of parking!
The host was clear and attentive to the details and info we needed- and checked in several times.
Already have it on our list as a favorite place we’d book again!!

This place is PERFECT in every way! Tons of space, clean, full of amenities and the location is amazing! The beach is directly across the street and you can easily walk to all of the restaurants and bars within 5 minutes. We had a group of 9 and never felt crowded, the house is huge! We loved the covered parking and outdoor shower to rinse off. Folly is a laid-back beach town filled with super friendly locals. We will definitely be back!

The house is directly across the street from the beach. Inside feels spacious and the 4 rooms are on opposide sides of the house, giving everyone plenty of room. The queen bed was quite comfortable. The bedrooms and attached bathrooms were large. Overall we were very pleased. While it had a few signs of wear, there was nothing problematic and we would definitely stay here again. My only complaint: more wine glasses, please! Two wine glasses were not enough for our crew!

This place is a great value, tons of room for the family. The listing says it all and there weren't any hidden issues or misrepresentations. The whole family enjoyed staying here and walking to the "downtown" restaurants. Beach is right across the street as well, making it super convenient. I'd stay here again if we re-visit Folly Beach.

This is the first time staying at Sea Breeze villa and it was fantastic!! There was a master bedroom and bathroom for my husband and I, another master/bathroom for my mother and then upstairs my two teenagers each had their own room and bathroom...it was perfect for our family! Easy check in/out as well. My mother is older so it was just a few steps away to get her over to the beach to sit and relax in the sun. The house was very nice, clean and comfortable...we would definitely stay here again!!

This house accommodates a large group with 4 suites nicely. Exterior of house and steps were in poor repair and front door did not close well. Not a choice for anyone with mobility issues as front steps very steep. ( couldn’t get elevator to work)
Kitchen and baths well stocked but silverware was lacking for party of 10.
We had issues with refrigerator and had good response from staff.
We had fun, but will probably try another house next time.

Absolutely perfect location. We loved waking up across the street from the beach and being able to walk into town so quickly. Having the porch with rocking chairs was wonderful. It was very spacious and ideal for a girls trip. Check in was easy.
Two negative things we noticed were really uncomfortable and flat pillows, and the house was dirty. Not like daily dirt but overall grime. (Dusty ceiling fans, dirty windows, dirt in window sills, dryer door wouldn’t close because of lint buildup… things like that). Other than that, it was great!

Sea Breeze Villa was a great property. There were 7 of us celebrating our Mom's 90th birthday and the house could not have fit our family better. Plenty of bedrooms, each with their own ensuite bathroom! Lots of room in common areas! This was a vacation to remember and accommodations were a big plus!

Open floor plan. Great location - close to dining, breakfast, shopping and the beach. Folly Beach is a wonderful town and an excellent place to spend a few relaxing days. Although this property is not located directly on the beach, it is directly across small street from the public access and does offer one of the only views of the ocean from the front porch.

The location is perfect if you want a lot of beach time and to walk to dinners. There is a ton of space for big groups. The directions from the owners were clear throughout the entire experience. We really loved our whole experience in Folly Beach and this house is a gem!

The accommodations were lovely, clean and spacious! We had seven adults enjoying the beach and downtown Charleston from this beautiful home. Owners prompt and provided excellent & responsive communications. Kitchen had more than enough supplies, pots, pans & dishes for meal prep if desired. The welcome gift was a nice touch & appreciated too! Great hosts & location. We thoroughly enjoyed our stay & would definitely return.
