Hill is one of the prettiest, which is relatively unknown downtown buildings. Constructed as an apartment building in 1928 with an unusual (for our city) flat roof Spanish Colonial Revival style, the fifteen units were purchased by Kristopher Kendrick in 1987 at which time he selected its current name. Over the years, more units came under individual ownership, and an HOA was formed. John Sanders owned seven units at one point, six of which he purchased from Kristopher and five of which he sold just last year, giving the building probably the largest number of owners in its history. The heart and soul of East Tennessee - that's Downtown Knoxville! Getting out in nature is as easy as going to a festival, art gallery, or concert. For example, you can visit the Knoxville Urban Wilderness just three miles away from Downtown. This area has 1,000 acres of forest, including 10 parks, four civil war sites, and over 50 miles of trails. Downtown Knoxville is at the heart of the city’s cultural scene. There are galleries, museums, theaters, and historic landmarks throughout the neighborhood. You can go to the World’s Fair Park, which hosts events like the annual International Food Festival. The park also includes Knoxville’s iconic Sunsphere, as well as the Knoxville Museum of Art. There’s also a fun playground and a large fountain for kids to splash in. If you enjoy going to concerts or plays, you might want to visit the historic Bijou Theatre, too. Built in 1909 as an addition to Knoxville’s first hotel, the theater has recently been rediscovered and renovated. It’s now a premier place to watch concerts, Broadway plays, and other shows in Knoxville. Do you prefer movies instead? Downtown Knoxville has a couple of excellent movie theaters, just a block away from each other. The Tennessee Theater is the oldest, going back to 1928. It has a gorgeous interior with French-style chandeliers, Italian terrazzo flooring, and Spanish-Moorish architecture. When it was first opened, it was called “the South’s most beautiful theater,” and it’s still a classy place to watch movies and concerts. For more modern options, though, you can just walk over to Regal Cinemas. Both are surrounded by cool shops and delicious places to eat so you won’t be bored if your movie starts later. There’s also a beautiful park across the street—perfect for relaxing with friends, family, or a romantic date.   Whether you are an avid sports fan, an outdoor adventurer, or both, there’s plenty to do in Knoxville. Art lovers can check out First Fridays in Downtown Knoxville, where food, art, and music create the perfect night out.  Sports fans can rejoice thanks to Knoxville being a college town. There are year-round sports events in Knoxville such as football, ice hockey, women’s roller derby, and more! Families can take the kids to the Knoxville Zoo or spend a Saturday exploring with Navitat Canopy Adventures—a tree-based adventure park. Permit NON00000224

We had an overall good experience. The place is really cute and in a great location. Unfortunately, I would not rent from him again. I'm not confident in the cleaning service he uses. Upon arrival I rushed straight to the restroom only to find that someone had already taken a #2 in the toilet. I contacted the owner, and offered to send a picture stating it makes me nervous about other items being cleaned like the sheets. To which he replied he wanted the picture because he's used her for 4 years and she "spent a lot of time there this morning". after initially offering to send her back over to clean, he stated he would deal with it after we checked out. That was extremely disappointing. I found this distasteful and purchased sheets from Kohls. Along with the feces in the toilet, there was dirt on the bottom of the bathtub, dirty pillow cases on the floor, and cob webs on the fake plants. I can't imagine anyone "spending a lot of time" cleaning a small apartment and it remain so unclean. I'm not recommending you don't stay here per se, but I would bring sheets and any cleaning supplies you'd need if you are a germ-aphobe or OCD about cleanliness. Otherwise, the place would have been perfect.

This is a great location if you do not want to drive to visit the downtown area but want away from the busy parts. The biggest challenge for us was bedding. We had four people originally and while we were sad one friend couldn’t come, it worked out because we were unsure how to get all four of us comfortably sleeping (there is a couch and fold out so if you have more than two, you will definitely fit, but depending on your party members’ needs/sleeping preferences, it may not be ideal). Overall, we were pleased as we were able to easily visit downtown without having to drive and the view was beautiful. I really appreciated the detailed check in/out communication that allowed us to come and go with ease.

Picture on VRBO are really good, property is old. Could use some TLC The bed is tough! As an owner of rental Property beds are the most important things for guest next to location. Loved that it was down by the river and walkable! Had to go out and buy coffee filters. After parking and thinking we were good. Couch/pillows need a cleaning smells like diary heads.. We would stay again tho if concerns were addressed.

The property is in a great location. Easy access to I75 and I40. The apartment is small but cozy. Parking was very convenient. The building and apartment are in need of maintenance. Understand this is an old building. The apartment itself has some plumbing maintenance issues. As far as cleanliness, the surfaces were clean. However, the floors were not. My socks were dirty and full of dog hair, and we do not have a dog. We feel it was overpriced for what we got.
