Well run, friendly b&b in good location.

The friendly proprietors, Karl and Jude. Excellent communication in lead up to stay. Superb breakfast in homely dining area. Good location in easy walking distance of park and old town.

Lovely hosts and beautiful garden make this extra special

Lovely house, we stayed in the rooms downstairs separate from the main house overlooking the garden, big size double room and perfect for us with our 6 month old baby. Karl and Jude were lovely and so accommodating we really enjoyed our stay. Beautiful garden and very quiet area.

Location is a little out of town, even though it's a nice walk through the park, unfortunately Kings Lynn doesn't have any option for dinner or eating locally, apart from fish & chips, which was great the night we arrived. However, all restaurants are in the middle or the North of the town centre. Not anything the hosts can do about that, but we found it tiring walking 15-20min back in to town to eat in the evening.

Exceptional

Central location so good for getting around to other places such as Sandringham, Great Yarmouth and Norwich. Host was very friendly and the breakfast was absolutely fabulous. I am a coeliac and my dietary requirements were fully met.

If parking your car in drive of premises be aware there are a lot of trees around and your car may be in a mess from the birds

A very nice stay at this super friendly B&B

It was really handy for the town centre and for other trips. The room was clean and comfortable and we had everything we needed. Breakfast was excellent! Jude and Karl were very friendly and welcoming.

Best B&B we have stayed in

The owners were so friendly, they made us feel like we have known each other for a long time. Breakfast was so nice, freshly cooked on demand. It was just to our liking. The snacks left in the room were to my grandson’s liking, he thought I had told them his favourites.

An enjoyable stay in comfortable home with friendly hosts

There was a good choice at the breakfast. I especially liked the butter and marmalade being in bowls, not those fiddly little packs You get in most places.

Can't think of anything that would have made my stay better.

An excellent B and B.

An excellent B&B, from the reception , hospitality of the hosts (Karl and Jude), the comfort and cleanliness of the room, to the lovely breakfast. Excellent facilities, plenty of tea and coffee, fresh milk supplied and kept in a fridge, excellent shower, secure car parking in the grounds.

Just outside town in quiet area. Conveniently a short walk from the railway station via a park, think it's a 15-minute walk to bus station, easy to find, room seems small as only a single but certainly adequate for a few days. Smart TV. Facilities good, comfortable, plenty of tea and coffee provided. Breakfast, certainly a good breakfast plenty to eat. Vegetarian/vegan options (but need to be pre-ordered). Owners will provide suggestions for attractions and days out in the area. Private entrance to room.

Certainly nothing to complain about. Don't think there's much in the immediate area, but the owners provided suggestions for eating establishments in town.

The hosts were very friendly, nothing was too much trouble. Rooms were comfy & had everything we needed. Breakfast was exceptional & very good quality. A good base for our needs.

Superb value comfortable b and b

Superb value - comfy room, excellent breakfast with options for dietary requirements. Being able to control temperature in room with thermostat was really helpful too.

Everything was perfect except a little noisy in the morning being close to the breakfast room.

Excellent hosts, super location with off street parking. Book ASAP if you have definite dates

Hosts were very attentive and obliging. Went the extra mile with information. The breakfasts were excellent. Wi-fi was easy. The garden looked very pleasant and would have used, if it was the summer, otherwise it was just the bedroom. A short 20 minute walk into the town centre and only 3 minutes to the Town Football Club. Restaurants = not a lot of choice, Wetherspoons at the Tuesday Market Square, would get by for most.
