Situated in Heber City, this attractive house for $581 per night is a fantastic choice for your next break. **Please do not book without acknowledging** Please note that the limit for cars is 4. There is no street parking, but additional parking can be used at Walmart that is 0.7 miles down the street. Please also note that our property limit is 28 and any additional amount over that (Whether visiting for day use or night use is an extra $50 per guest, per day) Welcome to the Grand Mountain Retreat! Any amount over that is an additional $50 per additional person over 28, per day. The limit for this property is 40. This includes visitors if the amount is over 28. -We do not allow ANY events. No weddings. -A rental contract is required to be read over and signed upon reservation. -We do not provide propane so please bring your own or use one of our tanks to fill up in town. -Our ice-maker in the fridge is left broken. Please plan accordingly. -Our top bunks of our bunk beds are not made. This helps our cleaners with time between guests. Linens, blankets and pillows are provided for your convenience. Beds can be made for an additional fee of $100. Please message at least 48 hours in advance for beds to be made. -At the end of your stay we have a list of check-out instructions for you to follow before departure. If you would like to opt out of this we can have the cleaners do the checkout instructions for $100. Please give at least 48 hours notice. -There is 1 security camera on property. It is located above the garage and is there for security and safety precautions. -There is absolutely no street parking. Unload and loading is limited to 15 minutes max. -We provide Youtube TV for our cable provider. Which includes most NBA and NFL games. (Jazz games are blocked)

Great place. Parking is tight for a large place like this (but the host was clear about that). Only one master bedroom with bathroom attached. The pickle ball court could use a real surface. Lot of flies in the house because of the cow pasture right behind the house.

Great home to house our family of 21. Plenty of room for hanging out and the hot tub and pickleball court were a bonus. Two large dining tables for eating and board games with additional bar seating. Back patio has a lovely view.

The property is great and we had a very fun time! If you have more than 4 cars on the property, parking at the Walmart is pretty inconvenient. It made it difficult to get everyone in and out and we had to plan to have people leave so someone else could grab their car to park and load their kids. We had one car out for an hour (the individual didn’t know they couldn’t park on the street and we didn’t realize they were out there) and the neighbors immediately reported us to the owners. The neighbors had boats and cars parked on the street so I don’t fully understand why we couldn’t have any cars parked outside? The manager was great in letting us know right away though so we made sure it did not happen again. Other than the parking being difficult to work with, everything was great!

We had a family reunion with grandparents and 4 sibling families. There was plenty of room, fun basement for kids, extra folding tables and chairs, the view of the fields and mountains were gorgeous, close to Deer Creek, hikes at Sundance, Heber train, well furnished and stocked. The owners have open lines of communication.
The downside is this house is neighbored by homes that aren’t a fan of you being there. Also if you have more than 4 cars, it’s not an ideal situation. Even though there is plenty of room for a 5th car, and the neighbors have 8+ parked in their driveways you’ll have to shuttle people back and forth to the Walmart.

Our group of 17, which included 5 teens and 2 preschoolers, had a fabulous time over the 4th of July in Heber. The house had everything we needed, and we loved sitting on the back patio enjoying the cows (and baby cows!) in the field behind the home while eating breakfast, and making s'mores on the fire at night. The Pickleball court and the bunk room were a hit with the teenagers. Communication with the manager of the house was excellent and immediate and we would absolutely rent here again.

Roomy enough for all of us. Plenty to do. Loved the pasture out back, the pickle ball court as well as the hot tub and so much entertainment. Big kitchen for meals. We wish the weather was better so we could hangout on the deck but we still had fun. Thanks so much for the great place. Oh and your neighbors were concerned about too many people parking in the driveway but we did our best to not be a nuisance.

Beautiful location, lovely home perfect for our age 5-82 range, well stocked kitchen, lots of opportunities for fun indoors and out. We never turned on any of the TVs. Thanks for a wonderful time.

This home is very nice and the location is great. We had a few issues but the manager was quickly on them. There is one issue with the AC that while trying to keep the main floor cool, the basement is very cold. The manager was having their HVAC guy come to look at it so it may already be taken care of. Heber Valley is beautiful and all 22 of us had a wonderful time.

The house is very spacious and clean. Kitchen is well stocked with all the things you need to prepare meals for a large group. We held a family reunion for my elderly parents with their 2 kids, grandkids and a few great grandkids. The backyard was nice with a beautiful view of Timpanogos. Pickleball Court was great! We really enjoy hanging out on the deck at night around the propane fire pit. The nights were quite cool so we used the tall propane heaters too. You do have to provide your own propane. Hot tub was good. It is kinda old and some jets don't work but the kids liked it. The only problem we had was with the parking situation. You are only allowed 4 cars in the driveway. The 3 car garage was full of the owners storage but you could get 1 extra car in there. Absolutely no parking on the street. It became a VERY big hassle to constantly be running people back and forth to Walmart to their cars and picking them up when they return from their activity to bring them back to house. It is a bit oxy-moron to rent a house that will accommodate 28 people but have no parking for everybody. I don't think the neighborhood is very keen on having a vacation rental on their street. Other than the lack of parking we had a great time and were very comfortable in the house and made great memories and it was great to be back in beautiful Heber Valley

This is probably the nicest rental my friends and i have stayed at for our annual ski trip. Incredibly roomy (3 floors!) and a beautiful view of the mountains all around. The house was so clean and stocked with plenty of towels and blankets too.
I just suggest bringing your own paper towels and cleaning supplies if you want them during your stay as i didn’t find any in the place :)
The hosts are quick and responsive as well - thank you so much for letting us stay in your home! Hopefully we will be back some time!

Overall this place is amazing. The kitchen is stocked super well. The space, OMG, there where way more beds then we expected.
The view from the back deck is to die for.
The only thing that could have improved our stay was supplying the propane for the fire pit/grill, seriously just that one small thing would be amazing, and with the few small projects happening in the ceiling and what not-get that done and it’s perfect!

We enjoyed our stay. The listing was just as described and perfect for our family reunion. Cleanliness was great and the backyard had great amenities. We had a small hiccup with some maintenance guys showing up unannounced but it turned out to be a miscommunication and the hosts took care of it in a timely and professional manner. We would recommend this vrbo to anyone!

Our overall experience was enjoyable. There were a couple of issues with not having enough kitchen cloths and swimming towels. The parking rule of having a maximum of 4 vehicles was a hastle. We had a large family gathering of 8 families and found it very inconvenient to have to park at Walmart. We loved the hot tub and pickleball court and velleyball area.

Great house with lots of activities and a fantastic view!
We had a group of 12 guys there for a golf trip. Loved the location and the amenities at the house were great. Tons of room inside the house and the firepit outside, the hot tub and pickleball courts were all used frequently. Bart and Michelle were great hosts.

A Great Place to Stay near Park City
Wonderful place to stay near Park City. We stayed 5 days with family and friends for our yearly snowboarding trip and the house is perfect for us to stay and create some memories. The house is big and has a lot of rooms to accommodate 20 plus guests. We love the back deck with an amazing mountain view.

I would suggest glass front doors on the kitchen cabinets so guests can see what is in there without having to open every cupboard hunting for a bowl or plate or cup. No ice maker so buy ice if you need that. Overall a great location and we had a great time.

This is a great property for a multiple families traveling together to stay in one spot. The owners and their property manager are very kind and quick to respond to emails. The home is very spacious, clean, and a great house for vacation! The mattresses throughout the home are hard. Like hard to sleep on hard. The grill outside needs to be replaced as the one there now does not work properly. The tile floors throughout the main level of the home (front door, kitchen, door to garage) are SO slippery!! Every one of us was having troubles and the little ones were slipping and falling. Overall, a good place to stay, but does need some tweaks to make it great.

Beautiful House, Lots of room!
We had a wonderful time making memories with friends in this house! It was a great location in a quiet neighborhood at the end of a cul-de-sac. It was close to shopping as well. The rooms were well kept and nicely put together, each with its own theme/color scheme. The two dining areas were plenty of room for the 14 of us who stayed here, and the family room area was comfortable as well. The big wow for us was the basement that had a room with 4 bunk beds each full/queen size and the game room with a foosball table, a pool table, game tables & a cute under the stairs play area! The check in process was great and Elora was quick with responses. Over all it was a wonderful place to stay and we’d definitely do it again!
