Shared pool and gym with the building. The Neighborhood: Bywater is a neighborhood of the city of New Orleans. A subdistrict of the Bywater District Area, its boundaries as defined by the City Planning Commission are: Florida Avenue to the north, the Industrial Canal to the east, the Mississippi River to the south, and the railroad tracks along Homer Plessy Way (formerly Press Street) to the west. Bywater is part of the Ninth Ward of New Orleans; but it is located along the natural levee of the Mississippi River, sparing the area from significant flooding. It includes part or all of Bywater Historic District, which is listed on the National Register of Historic Places.[1] During New Orleans Mardi Gras, the Society of Saint Anne marching krewe starts their procession on Mardi Gras morning in Bywater and gathers marchers as it travels through the French Quarter, ending at Canal Street. This walking parade of local residents, artists, and performers is preceded by the Bywater Bone Boys Social Aid and Pleasure Club (founded 2005), an early-rising skeleton krewe made up of writers, tattoo artists, painters, set designers, musicians, and numerous other pre–7 a.m. revelers. After Hurricane Katrina, many survivors flocked to the area as it was less affected by the storm, due to the slightly higher elevation closer to the Mississippi river. Bywater became part of what was known as the "Sliver by the River," meaning neighborhoods that saw no flooding, including Faubourg Marigny, the French Quarter and Irish Channel neighborhoods, and parts of the lower Garden District including St. Charles Avenue. The area now known as Bywater was mostly plantation land in the colonial era, with significant residential development beginning the first decade of the 19th century as part of what was known as "Faubourg Washington," part of the predominantly Francophone "downtown" section of New Orleans. Many people from France, Spain, and the French Caribbean settled here. During the century, it grew with both white Creoles of French and Spanish descent, as well as mixed-race Creoles of French, Spanish, African, and Native American descent. They were also joined by immigrants from Germany, Italy, and Ireland. The Bywater is home to the site at which Homer Plessy was removed from an East Louisiana Railroad car for violating the separate car act, an event that resulted in the Plessy v. Ferguson case and the legal doctrine of "separate but equal." Today, a historical marker stands at the intersection of Press Street and Royal Street to commemorate the event.[6] There was little distinction between this area and what became known as the Lower 9th Ward until the Industrial Canal was dredged in the early 20th century, dividing the two. A generation knew the area as the "Upper 9th Ward," but as other parts of the 9th Ward above the Canal farther from the River became developed, a more specific name was needed. Inspired by the local telephone exchange designation of Bywater, which fit the neighborhood's proximity to the River and the Canal, the neighborhood was known as "Bywater" by the 1940s. Real estate development and speculation surrounding the 1984 Louisiana World Exposition prompted many long-term French Quarter residents to move down river, at first into Marigny. By the late 1990s the bohemian, artistic type of communities such as were found in the French Quarter mid-20th century had spread to Bywater, and many long-neglected 19th-century houses began to be refurbished. Bywater and neighboring Faubourg Marigny are two of the most colorful neighborhoods in the city. The architectural styles borrow heavily from the colonial French and Spanish and have elements of the Caribbean. This blending over the last three centuries has resulted in an architectural style unique to the city of New Orleans. As the section of Bywater on the River side of St. Claude Avenue was one of the few portions of the 9th Ward to escape major flooding in the aftermath of Hurricane Katrina, it has made steady progress toward recovery, more so than many other parts of the city. Getting Around: You can walk to the park, bars and restaurants. For everything else you can take a short Lyft! Other Things to Note: STR Rules – The Saxony 1) Check-in is at 4pm and check-out is at 11am. If you need to drop bags before 4 or after 11 for a flight, you may do that but please vacate the apartment so we can clean or do maintenance as necessary between the hours of 11 and 4. 2) Please park only in your assigned spot. If you have any questions about your assigned spot, please reach out to Marigny Management. 3) Do not share any codes with any person who is not a paying guest at The Saxony 4) There is a strict No Smoking policy in this home. The penalty of smoking inside is a $500.00 fee. You may smoke outside on the balcony. 5) Occupancy is limited by law to the following number of guests: - 1br: 2 guests - 2br: 4 guests At no time are guests allowed to have more than this amount of guests, whether it be in the room, or at the pool or other areas of the building. The only time capacity may exceed four guests in a room is if other guests are also owners or paying guests in another room at The Saxony. 6) Quiet time begins at 9pm on weekdays and 10pm on weekends. Please respect the neighbors and do not play amplified music or otherwise make excessive noise after this time. Guests will receive only one warning regarding excessive noise. 7) Pool & fitness area rules a. Only paying guests staying in Saxony rooms are allowed to use the pool. These are subject to rule #3: no more than 2 guests in a one bedroom or 4 guests for a two bedroom at any time. b. Wristbands must be worn in the pool area at all times. Please reach out to if you need assistance with wristbands. c. Pool hours are 7am until 10pm Monday through Sunday. The pool is closed after this time. d. No glass or smoking in the pool area. You may smoke on the lower level of the terrace. You may not smoke any illegal substances. e. Please clean up after yourself in the pool area, disposing of all trash and removing used towels. Any violations of these rules may result in removal, without refund, from the premises. Interaction with Guests: You'll have the apartment to yourself but if you need anything we will be there quickly!

Went to drop off bags and the cleaning lady had her kids on the couch eating and watching Netflix, when we finally went to the place when she was done it wasn’t cleaned that well, and there was a blind missing from the main window in the living room so they had a piece of paper type thing taped in it that looked like complete trash that fell down twice, left 2 days early because of an emergency and wasn’t refunded those 2 days, all in all wouldn’t stay here again

The property is new and there is plenty of space, unfortunately the management has chosen to utilize much of the space where clothing, food, and toiletries would need to go with lots of their cleaning supplies. The cabinets in the kitchen that are not being used for dishes etc are full of bottles of cleaners and partial used paper products. The closets are either half full of linens, extra lamps or multiple vacuums, and mops. Luckily we brought (and left behind for the next traveler) hangers since there were maybe 6 total. There is nowhere to store clothing without emptying cabinets and vanities. If they need all the supplies I would suggest to consolidate them ( you don't need 7 partially used body wash and half use rolls of paper towels under the sinks) or offer dressers that don't hold the owners items

We had a great stay here. The property is very nice and well stocked with all the essentials plus plenty of towels, bedding, etc. Views of New Orleans and boats going down the mighty Mississippi are great. Location is relatively quiet. Highly recommended!
