Enjoyed our stay, convenient walking to area businesses. Parking was a challenge as it has only 2 small available spots and busy street to get in and out of. Loved the bakery 2 doors down, had to refrain from going daily. A little bit of distance to get access to boardwalk if you are older which our party was 65+ without having to deal with traffic to drive to access so didn't get to do that but great if you are younger. We enjoyed our stay and the house, recommend it!!!

Unfortunately, we had an unfortunate situation arise and we’re not able to stay.
Frances was so kind and considerate about our wellbeing.
I am sure her place is as spectacular as she was towards us.
Maybe we can rebook in the future.

Nearby boardwalk, great bakery, pizza place and restaurants.

We were very pleased with the ease of checking in, the cleanliness of the home and Frances, the owner was very attentive - any questions or concerns, she was quick to respond.
Having restaurants and bakeries within minutes of stepping out the door was a pleasant change for us and very convenient, since we are used to a life in a very rural area.
During your stay check out Rocky Neck State Park for the hiking trails and beach area and Harkness State Park, beautiful 800 acre old estate with expansive shore line and sm beach area, lots of areas to relax and picnic. Out of state residents will be charged a fee during the summer season.

My husband and I spent New Years here with our good friends. We found the owner to be very responsive to any inquiries, easy access, and the house was cozy, extremely clean, and well-appointed with everything we could possibly need. The house is within walking distance of the beach, boardwalk, and lots of shops and restaurants. The view of the sunrise on the ocean across the street was spectacular! We even enjoyed the quiet trains going by. I would highly recommend this house.

Wonderful, cozy home that was close to the water and some great food. We came to the area to visit my son for the Christmas holiday and enjoyed celebrating with him at this home. We can’t wait to come back and visit again

It is a cozy house located on Main Street. Easy walk to many stores and restaurants.

Very nice house right on the Sound. Don't let the train tracks worry you. They are Amtrak passenger trains that are quieter and go by faster than trucks on the street. We had one glitch on arrival. Frances responded quickly and had someone there to take care of it within an hour.

We so enjoyed our stay at this lovely home which was comfortable, clean, inviting, and charming! The host, Fran, thought of everything and was super helpful! Our grandchildren did not want to leave this wonderful house. We all enjoyed the art, the spacious rooms, the ocean view, and all the amenities!!! We are most grateful to Fran for making our stay so memorable!!!

This house is a rare find. We have been renting through VRBO for many years. This is the nicest place we have ever stayed in. The location is perfect. Restaurants and shops just around the corner in easy walking distance. The house is exquisitely appointed. There is original art on the walls, unique lamps and other decorations. The rooms are LARGE. The photos do not do the home justice. Large living room downstairs with 2 sofas, dining area, and huge fully equipped kitchen. All seem to be newly renovated. There is a large fenced in patio outside the kitchen with picnic table and umbrella. It was perfect for out little dog to enjoy the outside. Upstairs there is are. 2 huge bedrooms with very comfortable beds and exquisitely decorated. There is a full bath upstairs between the bedrooms. The front bedroom has a lovely view of the water. There is also a washer and dryer on the first floor. The owner has equipped the home with all the little convinces like flashlights, hair dryer, hair products, detergent, plenty of paper towels and toilet paper. Hand soap, bathroom spray etc etc. Almost Anything you might have forgotten to pack is there. If there were a 6 star rating I would have given it to this home. As you can tell, I can’t say enough good things about this home. Hope you enjoy it as much as we did. :)

A cozy comfortable place. Trains go by frequently, however you barely notice them. Proximity to all Niantic has to offer is great and the host is very nice.

We stayed at this property for 6 nights in late June. We booked it because it was convenient to where we were attending a family wedding. The house was very clean and comfortable and Frances was a great host. She responded quickly to a few questions we had which we appreciated. It's located in downtown Niantic on the bay and is an easy walk to the nearby restaurants and shops. The area is very scenic. The downside for us was that it's located on Main St. which is an extremely busy street, especially in summer. It was very difficult at times to back out of the driveway, or to make the somewhat sharp turn into the driveway from the busy street. Another issue was opening the front door. It sticks very badly and at times my husband really had to push so hard on it we thought the door might break. It is a great location, convenient to many nearby attractions, and as I said, we did enjoy our stay in Niantic.

From check-in, to check out our experience at this property was nothing short of excellent. The home is beautiful, accommodating, and every detail of the experience was taken into account by the owners. This allowed our family to ease into our vacation and get the recharge and respite that made us book the property in the first place. I would highly recommend this owner/property to anyone looking for a lazy waterfront stay and would bring my family again in a heartbeat!

Comfy and cozy accommodations. Old New England style home. Bedrooms upstairs. No issues with TV or internet.

The best part was the easy walk to restaurants, pubs, book store, bakeries and shops. The shops were eclectic and fun. They were a little on the high-end side, but having their tent and sidewalk sales! We ate at Spice Club, The Black Sheep, Castillo of Niantic (great Italian). Quality of the Main Street Grill a little disappointing but a lovely place to sit and have a drink. Appreciated the fact that most of them had a nice outdoor patios. Nice farmers market on Thursday too. We did have early wake up with the construction next door, but I’m sure it will be wonderful next year. The house was nicely furnished and the beds were comfortable. Plus the view out of the front bedroom window was stunning. PS we used the beach chairs provided on that little back patio. More comfortable to sit in when reading.

What a lovely and unique place to stay! You can feel that you are in an artists house the moment you step through the door. The living room has big open windows through which you can watch the waters of the Bay, the Niantic boardwalk and the trains passing by. Outback there’s an adorable little private yard with flowers and a table with umbrella to eat breakfast or just sit and read.
Both bedrooms are upstairs along with one of the two full baths. The front bedroom also has a glorious view of water, walkway, trains and passers by. Main St is a lively, busy place with restaurants and shops just steps away. About a half mile down the road is a sweet little beach behind a Candy and ice cream store and Fran even provides walk in passes.
There’s a condo going up next-door so there was a bit of unexpected construction this week, but Fran the owner could not have been nicer, more caring or more efficient in making things right. She thinks of every little touch, from snacks to elegant soaps to local menus and English tea.
Art lovers will appreciate the artwork all around the house, some of it for sale. We were so sorry to leave this beautiful place and will certainly return!

Quaint with character
This property was lovely. The view was amazing and all the amenities were there. Walking distance to shops, restaurant and beach. Great communication from owner. Construction next door did not bother us at all. As for the train, that’s where the character comes in. The interior was well designed and the decorating was classic and contemporary. We really had a great time.

Fran was a great communicator!! The house was perfect and right downtown so we could walk to about everything! Niantic is the best little beach town.

Overall, what a great stay! the property does overlook the boardwalk, however, you need to walk a short distance to access it, as the train runs right past. This did not affect our stay! the sound of the train in the house is negligible. Fran was amazing. The house was comfortable with all the amenities! The Niantic beaches are expensive for families, however, Rocky Neck is a close and Harvey's beach, in Old Saybrook, (about 20 minutes) is awesome for kids at low tide as there are plenty of tidal pools to look for crabs and shells. Well worth the stay. Plenty of restaurant options if you don't feel like cooking! great walking and a few fun shops. We also went to Mystic Seaport one day. A quick 20 minutes gets you there as well! Very friendly area! I would book with this again!

I booked this vrbo to be sure that my whole family could have accommodations over the 4th of July weekend. It was nearby our family beach cottage in Old Lyme and the location was ideal.
This small home, with a private garden patio in the back worked out perfectly, the view was lovely and it was an easy walk to seafood dining and morning bakeries. The property was well appointed and very clean and comfortable. I will definitely keep this one in mind for another visit.

What a lovely spot! The property is beautiful, welcoming and cosy. We loved the views over the sea and the town had all we needed in walking distance.

We really enjoyed our week-long stay in Niantic. The home was exactly as described and even better than the pictures. (The one star review by a previous guest was unwarranted...all the information is provided in the VRBO listing or available from the host, there were no surprises.) Yes, there is currently construction next to and behind the home. If you are looking to sleep in, you may want to wait until that is complete. Otherwise, the location and view are amazing. We love seeing the trains go by...it may not be everyone's cup of tea (and the two freight trains at night can be loud) but for us, we loved it...so much so, that my husband and boys took a short trip on the commuter train from Old Saybrook to New London so they could experience it themselves. The variety of restaurants in the area is really wonderful. We didn't get to try as many as we would have liked, but really enjoyed pizza and grinders from Family Pizza, coffee from Cafe Sol and seafood from Skipper's...all in walking distance. Of course, don't miss Gumdrops & Lollipops for ice cream and Coastal Crab for some cute souvenirs. Niantic is an ideal location to access other parts of Connecticut, espeically Mystic and Old Saybrook. We would love to come back and spend a month next time!

Quaint little house with oddities only older homes have.
Beautiful water views from both 1st and 2nd floor windows.
The stairs going from 1st to 2nd floor have an old wood bannister and are a unique find. Fun to look at, but they are steep and could offer a challenge to those who have ambulatory issues.
The port hole windows are visually attractive and fun - but they along with all other windows are single pane and allow for ALL outside noise to come in.
Artist studio building out back, cute as a button, however no functionality during one's visit.
Both beds are clean and comfy. Both bedrooms have TV's. We never turned them on since we were so active through the daytime - no need for bedtime entertainment.
Many stores and restaurants can be walked to in the town of Niantic. If you prefer to drive, 5 minutes or less with get you everywhere.
The entrances to the Niantic boardwalk is a short walk in either direction.
Beautiful scenery to walk the 1.1 mile boardwalk (which is concrete). The rocky coastline is a sight all should see.
Sometimess free, sometimes $15. Depends on days and times you enter. If you use your car and need to park price can be higher.
Lots of places to eat with good food, charming atmospheres and ALL have exceptionally great staff, however no place in Niantic offers food over 4 stars in ratings. So if you want GREAT food you need to go to other towns.
The kitchen is functional with most all basic needs of pots, pans, dishes and appliances.
The train tracks are across the street (directly next to the boardwalk and in front of the water). They go by 30 or 40 times a day. It is fun to watch them - although you have to look fast since they are really fast and mist have less than a dozen cars.
Fran, the owner, is an absolute gem and is totally committed to you enjoying your time at her home. You will be happy with her open communication!
If Niantic is your destination then this VRBO is the location to reserve. You should enjoy your stay here.

My mom and I where very excited to be going on vacation together across the street from the ocean, until we pulled up to the house(which we weren't even sure it was the house because there's a sign on the house "Fine Art Gallery, Women Artists International") only to find rail road tracks with a fence on both sides. The entrance, to the beach/ocean is over a mile down the road. Also across the way a chemical plant, with black smoke coming out. Neither of which where shown on the site, or told to us. We had builders building what looks to be a hotel going up. The owner told us 3 days before arrival. When we go into the property, we then discover that the bedrooms are upstairs. We wouldn't have rented the property because my mom can't do the stairs due to her breathing. This was not stated on her site either. She told us that there was a boardwalk, with stores, museums, and a bookstore. The boardwalk is no boardwalk I have ever seen before, NO stores or restaurants. Just a HUGE disappointment, and we felt we where lied to. For as much money as we paid for this rental, we could have went somewhere that had the things we initially thought that we where going to have. Hopefully this will help someone else not make the same mistake we did!!!
