The space of the room, the location and the staff.

Easy to find, easy to park - two free parking spaces nearby and one in front for short term (1h) parking. Clean room with excellent bed and good conditioner. Got clean towels by asking after a beach day. Nice restaurant downstairs, tried pizza and lasagne, both were ok. Friendly personal.
From the pictures I understood there is a beach nearby but we didn't find it even walked a lot both ways from the hotel, so went by car to another beach. The "pool" was already fully booked for next two weeks. There wasn't an actual view from the window, had to keep the curtains closed all the time because the window opened straight to the backyard's parking lot. Breakfast very basic - scrambled eggs, bacon, sausages, cucumber, tomato, one type of bread, cornetto and cake, and some serials and yogurt. There were fruits, but seemed they are only decorations - sliced fruits were served every three days and when they ended, there wasn't any filling. Machine coffee was unfortunately non drinkable, got another from the kitchen by asking but that wasn't a lot better.

It was very clean, reception was very helpful and friendly and the bed was comfortable. We were cycling so it was very useful to have somewhere to put the bikes and close to the ferry,
It is next to a road so there traffic noise, we did know this when we booked and continued due to the location to the ferry,

Breakfast was good and location of the hotel is near the lake, there is a good way to walking near the lake.
The sofa which was ready to stayed my son, was very dirty and furry
