Nestled in Lower Grand Lagoon, this attractive condo for $157 per night is a great choice for your next vacation. *MUST BE 21+ TO BOOK* Remodeled 3 BR 2 BA LOW 3rd floor Regency Towers Beach Resort condo that sleeps 12. KING size bed master bedroom, KING bed and TWIN size bunkbed in the 2nd bedroom, QUEEN Size bed 3rd bedroom, and a queen size sofa sleeper and trundle bed in the living room. Professionally decorated, this is one of the nicest 3 bedroom condos in this resort.. This low 3rd floor condo has updated kitchen cabinets NO carpet, both bathrooms were completely remodeled. Regency Towers is one of the well-established resorts with Great Amenities at a budget price! Great family resort lots for kids and adults to do on property and nearby. 2 large pools, Indoor Hot Tub Spa, Tiki Bar between the pools, 2 large grilling areas, and shuffleboard courts are on site. There is over 650 feet of sugar white beachfront for you to enjoy. Regency Towers Beach Resort Is located on the east end of Panama City Beach. It is 1 mile west of St Andrews State Park, 3 Marinas with deep sea fishing charters, pontoon boat / Jet Ski rentals. There are many local restaurants nearby such as J Michael’s, Grand Marlin, Capt. Anderson’s Famous Seafood, Sisters of The Sea & Dive Bar, Patches Bar and Grille, Billy’s Oyster Bar and Schooners Last Local’s Beach Club and Open Air Restaurant on the beach. Just a 2.5 miles east of the Mega Beach Clubs Spinnaker, Club LaVela and Hammer Head Fred's. Sorry No Dogs allowed except documented service dogs. $40 Per Condo Regency Towers Resort Registration fee is collected at time of check in to issue parking passes and pool ID bands. This fee covers 1 parking pass, for extra it is $15. Each renter will be issued 3 parking passes maximum. When we reach 70%(+) occupancy(Summer and busy weeks), then renters will be issued ONE pass for the inside lot regardless of occupancy of condo. Cancellation Policy: A $300 Reservation Down Payment is charged to the credit or debit card you provide to take this condo off of the rental market for you. If you cancel for any reason this down payment is nonrefundable. Final Payment for accommodations must be received 30 days prior to arrival. Exceptions made for last minute bookings. Very easy check in process! The location on Thomas Drive is great! Located closely to restaurants and grocery stores! Condo is on the 3rd floor and located next to the elevator or stairs! Bikini Bob's was FANTASTIC as well with their food and drinks at a very reasonable price! We will be back again!

Very pleased with the location. Very impressed by the light traffic. Quick and easy to get all of our destinations while visiting. Our unit was super clean and check in was a breeze! Host was very helpful whenever we had questions, and even let us check in a little early due to our long drive to get there! Would definitely recommend. You will not be disappointed!

Property was covered in sand upon arrival. Balcony was filthy with sand and litter from previous occupants. Beds were fairly nice. Closet door in Master room was broken along with Master bathroom needing repairs. Kitchen appliances were nice but the amount of silverware,cups,plates,& cooking Pots,pans & utensils were very under stocked

Overall we were satified for the most part. Whoever does the cleaning does not check under furniture as we were finding empty water bottles and even a baby bottle. Also found a few pieces of trash on the balcony. Other than that the location was great, easy to get in and out.

The place was great. The top of the door to the master bedroom fell off upon arrival but other than that the stay was 10/10. Place slept 10 fine. Much bigger than expected

The unit wasn’t as I expected. We had to buy almost w erythema g we needed once we got there because it wasn’t provided I mean everything from towels to sheets to utensils to toilet paper etc. the dryer wouldn’t dry things unless it ran three cycles. The dishwasher and microwave only worked four of the seven days. Toilet was clogged two days do on those two days we had one working bathroom with 10 people. Elevator went down on one day and I had my mom who needed a wheelchair. No beach wheel chair available so that’s something we had to rent also. Was best in the first bedroom do we had to deal with wasps. All lights couldn’t be turned on by the switches we had to pull cords and if your short like the kids they had to use chairs. Also we were expecting ocean front since the property stated it was yet the room was actually ocean view. The **** roaches outside the unit were the biggest I ever seen. Security gave us permission to check in since the security code was provided before our stay and the owner wasn’t very nice when we walked in on other guests. Better communication needs to be with owners and security and maintenance. If this is the way it is when you stay in condos I think I would rather be a hotel guest. I will not recommend this place or return. I do have to say the pools and food/ snack place between the pools was very nice and we did enjoy the karaoke they had too. Two of the beds had good and sand on mattresses with no sheets we had to put them on the day beds.

Regency Towers has a great setup with the pools and Bikini Bob’s. Unit 301 is not managed well!

Not clean, good for sleep only.
I am leaving my 100% honest review. This condo has the potential to be a nice place if updated. However that’s not the case. I took pictures to prove all of these things. The kitchen has been updated, everything else is out of date. There was dirty dishes left in the dishwasher. The floors were disgusting. We bought a mop to try to clean them up. Broken chairs in the balcony. Mold and grime around the bathtub. Cheap cheap dishes. Dirty towels and a vape pen behind the bed. Missing balcony door handle leaving no way to lock it. Dirty air filters left in laundry room. The resort’s elevator only works 1/2 the time so be prepared to walk up and down carrying your stuff.
If you are looking for a place just to sleep this place is for you. The two King beds are very comfortable with memory foam toppers. It is conveniently located to the marina and the beach. I would not consider staying here again just for the amount of filth left for the guest. I reached out to the numbers left for housekeeping, and owners and got no response.

I reached out the host and never received a word back. For paying over $400/night, I expected this to be as clean as the pictures showed. But this place was nasty. I will fight to get my cleaning fee back. I wish I could share the photos on the review, I have plenty of them.

I wish I could provide pics. I have emailed them 6 times, consulted with the property Manager thru Vrbo telling him of issues, asking him to contact me. He wouldn’t, kept telling me to email and I did, but then he says they never received emails. I requested him to call me three times and he wouldn’t do it.
Issues as follows: mold, mold and more mold on shower curtain. It took FOUR days to get a new shower curtain so I could actually shower. This is one of the emails I sent to the property manager:
“This unit is just filthy all the way around.
The shower curtain was the first thing. Mold all over it. I emailed Saturday (about 4pm) immediately upon arriving with no response to this day. I called yesterday and they sent new shower curtain but no shower rings as the original shower curtain didn’t have rings.
The carpet is nothin but stains, the trash under the bed and behind the furniture in the bedrooms is unbelievable. I haven’t checked in the living room.
The only TVs that work is the living room. We cannot find remotes or get the other three in the bedrooms to work.
For us to pay $4k for a week this is the WORST condo I have ever stayed at in terms of cleanliness. And I come twice a year.
The beds have a foam thing on top of them that slides everywhere. And just to prove my point on how the housekeeping is awful, the bed sheets are on inside out. To me this says someone took no care in cleaning this unit. But not even cleaning it, just the stains that are really over the top.
I’ve sat here for three days contemplating how to handle all these issues and decided to reach out. I don’t know how you fix this but I certainly hope you do.
Please confirm you have received 5 emails with all the pics and the issues I have listed.”
I didn’t list every issue in this email, but I did send pics. I’ve now been in the ER twice with my son. He started getting sick the Tuesday just 2.5 days after our arrival. It just makes me wonder if it has something to do with the filth we were staying in.
I will NEVER use ECD.
RT on the other hand was great. Location, activities etc. just the unit was awful.
I would hate to know that ECDI handled privately owned condos and treated their customers this way. I’m not sure if they are privately owned and just handled by Emerald coast or what. But I will say this- The property manager needs to be fired. He sucks at his job.

It could have been cleaned better before coming in but with a total of 6 adults..we were all use to cleaning and didn't bother us. The kitchen was mildly equipped. We ended up buying a few needed nessasities and just kept in the kitchen for future guests. Enjoyed being on the 3rd floor..the elevator was always packed so was easy to take the stairs. The master bed was extremely comfy! Was wonderful to get away on our first trip with no kids! Definitely ready to go back!
