About this house rental
Anthem Sun City 55 and over community. All new interior design throughout! Enjoy the open floor plan of this spacious home and relax with your own private patio with putting green. The master has a King bed; the second bedroom offers a Queen and the office/Den has a Murphy bed. The private den has a desk, monitor and wireless printer. The Poston Butte Golf Course is 2 minutes away. (Clubhouse amenities require 30 day minimum stay and there is a small fee for access card).

Great location in Anthem at Merrell Ranch. Close to grocery, fuel, shopping, hiking and lots of other activities. Lovely patio with beautiful landscaping to enjoy morning coffee. Quiet neighborhood. Wonderful walking area.

The owner, VRBO, & Expedia heavily advertised the rental property’s attractive amenities. However, there is an EXTREMELY material restriction that potential renters MUST be aware of, & that is, a renter must rent the property for 30 days or more to have access to those heavily advertised & attractive amenities. While that restriction is set forth at the websites, when viewed, for instance, on an iPhone, that restriction appears to be purposely hidden under a misleading heading for a paragraph that one must click a “read more” button to access the full language for that 30-day restriction; that “read more” button lies in the approximate lowest portion of the rental listing! Courts imply a covenant of good faith & fair dealing in contractual relationships. So, such a critical and important 30-day restriction should be placed where a potential renter can readily see & read it; i.e., not hidden in a paragraph with a misleading header and a “read more” click button! No ethical owner adhering to the contractual covenant of good faith & fair dealing, would have hid this EXTREMELY CRITICAL RESTRICTION where the owner, Expedia, and/or VRBO hid the 30-day amenity use restriction for this property! Expedia and VRBO should require more of the owners who use their sites & both Expedia & VRBO should generally standardize such rental language to ensure that such terms & conditions are readily apparent & easily viewed. So, beware of the owner, Expedia, & VRBO’s hiding of such restrictions!
