Prachtige bestemming

Prachtig uitzicht vanuit de kamer, hele fijne sfeer in het hotel. Lieve familie. We hebben een fijne tijd gehad. We zijn naar de blue eye gelopen, dit was wel een hele wandeling. Eerst naar Theth via de asfaltweg want de brug is dicht en daarna zijn we via de Grunas waterval naar de blue eye gelopen. Prachtig!

Brug achter het huis was dicht, maar daar kunnen ze niks aan doen.

Muy recomendable

La ubicación excelente para hacer las rutas del blue eye y la cascada. Habitaciones cómodas algo pequeñas. El desayuno variado y rico. Y la cena muy buena Las vistas son muy bonitas.

Nice rooms. good food and helpful staff

Staff was very nice and helpful. They came to pick us up when they saw that we are lost. They also pick us up when we came from the mountains and gave us useful information. Couldn' be better. Also the foof was good. I adored home made fig jem.

I had an amazing stay!!

Wonderful staying at Royal Land!! I stayed there for two nights and the hotel is just amazing!! There is hot water 24hours and the room was warm all the time. It is a family business and I like staying in those small hotels as you get to speak with the staff which was very early and friendly during my stay. The staff is very helpful and kind and always ready to help you anytime.When I go back to Theth I’m staying only at Royal Land! The location is amazing too,the view and their garden makes you relax while you listen to the river which is a few meters away I would say. Congratulations to the family that is running the business as they are doing an amazing job! Thank you for the amazing breakfast and especially for petullat(Albanian pancakes).

Feeling at home

We enjoyed our stay a lot! We would definitely come a second time! The guesthouse is family-owned, we were very warmly welcomed. Everything is homemade, breakfast and dinner are freshly prepared and very delicious. The view to the mountains and the valley of Theth is amazing. We had a great holiday!

Mooi hotel en uitzicht, erg vriendelijke en behulpzame gastheer

Het hotel en het uitzicht zijn beiden heel mooi en de gastheer is super vriendelijk en behulpzaam. Het hotel heeft een uitgebreide kaart en ook het ontbijt was goed.

Qua locatie lag het niet gunstig wanneer je de hike vanaf Valbonë hebt gemaakt. Wij hadden hier overheen gekeken, waardoor we na de hike nog 50 minuten zouden moeten lopen naar het hotel. Taxi's waren moeilijk te vinden, dus uiteindelijk hebben we een (overprijsde) lift gekregen vanaf het eindpunt van de hike.

Amazing Location!!

Good place to stay

Everything was nice and as expected. The views are really amazing. Staff is very friendly

The room could use a little more furniture and it was difficult to take a shower without messing the bathroom. Also a little bit of more light on the bathroom mirror would be nice. Some tubes inside the room were exposed

Very good

The view is great and the hammocks are a nice touch and good for relaxing. View from room was gorgeous. Some of the staff try to be helpful.

Our room had uncovered water pipes. The walls are quite thin so you hear everyone. Kitchen staff started talking loudly in the morning right under our window, so if you want to sleep in, it is not ideal. The breakfast is quite basic, even by mountain standards. Lastly, when asked if there is a petrol station in city center with a compressor so we put some air in our tires, the staff said no. We did a simple Google search and found a petrol station in the center with a compressor!

Very nice property in amazing scenery, hamrocks in the garden, delicious homemade food, beautiful room, hiking from the property or close by possible, very friendly staff, very calm place, some food seems to come from their own garden.

Helpfull Staff Very Good View, idealy for Hiker (but difficut to find if come by foot)

We chose this place as a night stay during our Peak of the Balkan Hike. The location is really nice, you have a wonderful round view of all the mountains around. A very nice garden and terrace to chill. The staff is very helpful and accommodating, As far as there restaurant is concerned Don't let the rather unappealing and poorly translated menu deceive you. let the waited advise you or pick up local dishes they are just wonderful. We had one of our best meal out of 2 weeks in the Balkan in this place (however improbable as it sound)

Be aware that the shower is not separated from the rest of the bath room , and that plumbing seems to have been done by a non professional (as in most places in the area) Having said that you have one individual bathroom per room so hikers will overlook those little issue. The bed are comfortable, but the wall are rather thin, so you do hear next door guests. was not an issue for us as it was our group and other guest were in other part of the Hotel, but could be an issue. Finally and the biggest issue: how to get there as a Hiker. Coming down from Montenegro, be aware that map path crossing the river are not accurate, there are no marking what so ever, GPS guidance is not working well.. in other word nothing is made to get you of the path to the hotel, and you better have experience with off path navigation. (getting there by car or using the road is a lot easier, but it adds 4-5km to your trail) As for leaving to continue of the Peak of the Balkan, there is a path starting at the end of the terrace/garden unfortunately it leads to a dead end as the small bridge no longer exist. => exit using the road and use the bride made for car ( 2km) or get a lift to the other side of the river

Exploring Theth and the region

Great view from the patio.

The restaurant was fine but didn’t have 3 out of 5 things we inquired about on the menu. Not well insulated and you can hear all the guests noise next to you and above you.

such an amazing place to stay, the view was an absolute highlight. but also the rooms are very new, the staff are so so

I loved the view! was one of the best views I’ve seen, and you could look at it everyday from the dinner area

Cozy guesthouse surrounded by mountains

We enjoyed our stay at the Royal Land guesthouse. It is surrounded by mountains and has a beautiful dining area / outdoor space. Hospitality was top-notch from the moment we arrived. The staff was kind enough to prepare an entire spread for breakfast at 6AM on the day we had to leave early in the morning for a hike. The coffee (not as part of breakfast but the one they prepare at the bar) was mind-blowing!

Do bear in mind that this is more of a guesthouse than a hotel. We found the rooms a bit dated, musty, and dark - but overall had a comfortable stay. The shower is not separated from the rest of the bathroom - so everytime you shower, you flood the entire bathroom and perhaps even the room. The WiFi was spotty (but we didn't mind).

Very remote place but such beautiful views it’s worth it. We booked the triple room but they kindly let us stay in a double room which had a stunning view of the mountain. We also decided to stay and extra night and they let us stay in the same room without any problem. The staff were very accommodating. It’s so calm and remote it’s very relaxing.

You need a car to access it, you can’t walk to Teth centre as it’s a bit far and on the main road. Would have been nice to have some variety for the breakfast. Payment in cash so come with plenty.

Very friendly and helpful staff. Went on a one week hike before and could store our remaining luggage in between. Super breakfast and decent dinner options. 20-30 minute walk to the center of Theth. Newly built.

Superb

the host and his family was very nice and helpful they even prepared our breakfast earlier because we had to leave early morning around 5 am I totally recommend it we had to change the stay from 2 nights to one night only due to change of our plans and the host was understanding and helped me to change it without getting extra fees

the drive way to theth in general is a long one and needs a good driver to go through

Brilliant

Very nice host, spectacular scenery. Very nice lodge for an out of the way location. Breakfast and dinner were very good and value for money. Comfortable and clean and quite well signposted for access. Comfortable nights sleep and warm too.
