Renovated 2-story townhome in Cancún's Hotel Zone sits between Nichupte Lagoon and the Caribbean, one block from the beach. The Space:

This two-story townhome sleeps up to six guests in Cancún's Hotel Zone, just one block from the Caribbean Sea. With three shared pools, a private garden patio, and a loft lounge overlooking the lagoon, it's built for families or friends who want beach access, space to spread out, and sunset views without the resort price tag.



Bedrooms and Bathrooms

Both bedrooms come with en-suite bathrooms and room-darkening shades for sleeping in after late nights.

- The master bedroom has one queen bed.

- The second bedroom has two double beds, great for kids or extra guests.

The loft lounge upstairs holds two twin daybeds plus a trundle pullout if you need flexible sleeping space for a seventh or eighth guest.



Living, Dining, and Kitchen Area

The main floor opens to high wood-beam ceilings and a solid wood dining table for six. Upstairs, the loft lounge is where you'll gather for movies on the Smart TV or evening drinks with lagoon sunset views. The kitchen is fully equipped with granite counters, a six-burner stove, dishwasher, and a breakfast nook—everything you need if you'd rather cook at home than eat out every night.



Outdoor Amenities

Step out to your private garden patio for morning coffee surrounded by palms and banana plants, or walk two minutes to one of three community pools. The beach is a five-minute stroll, and you're within walking distance of restaurants, malls, and the bus line that runs every few minutes up and down the Hotel Zone. The gated complex includes security and one reserved parking space.



Good To Know

Fast Wi-Fi and a dedicated workspace make this a solid base for remote work. The in-unit washer and dryer mean you can pack light. Drinking water is provided—a huge help if you don't have a car. The Ritz Carlton next door offers activities and amenities for an additional fee if you want a resort experience for the day. Iguanas roam the grounds—they're native, protected, and harmless as long as you leave them alone. This is a two-story townhome, so be prepared to climb stairs.

Getting Around:

The townhome is 17.8 km/11 miles from the Cancun International Airport (CUN) -- about a 20-min drive.



When you arrive at the property, if you’re arriving by car, there is a reserved spot for one vehicle for your convenience. Some of the best restaurants and attractions are within walking distance but if you have sightseeing or activity further away and you're not in a rental car or you don’t want to drive, you can go by taxi, bus, or 'colectivo’ (shared-ride vans).

Please note: This is an older coastal property, so normal wear and tear may occur more quickly than in newer properties. The home is regularly maintained, and our team will do our best to promptly address any issues that may arise.



Towels: Towels are provided based on the number of guests on the reservation. If you need additional towels during your stay, please contact our team and we’ll be happy to assist.



- The building is currently undergoing refurbishment, so there may be construction noise during the day.



- It's a two-story townhome so guests must climb stairs



- We provide a few basic essentials to make you feel more at home when you arrive like some soap, shampoo, conditioner & toilet paper. But please note, these items are not replenished during your stay. If you need more, you can pick them up at the nearby convenience or grocery store.



- Water pressure in the area is not always great due to the high minerals contained in the water in this region. We take measures like a pressure bomb and clean the shower head during every cleaning. But we’d just like to bring it to your attention because we get asked this question often. And while talking about showers, there is hot water! We ask that you please be a little patient, It just takes a few minutes to heat up.



- Electricity fee: Electricity is not included for bookings of 28 days or more. Guests pay for their electricity consumption at a $5 MXN rate per KW. On arrival, the local team will take a meter reading, and again on departure. And guests will be billed accordingly after check-out



- There’s no daily housekeeping service but if you’d like the place cleaned during your stay, one can be arranged for an additional fee.



- Guests will be requested to sign a Rental Agreement upon booking confirmation.



- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



- The on-site pools are shared with about 8 other homes in the complex.



- The property is located right behind the Ritz Carlton Resort, and certain amenities of theirs may be accessed for an additional on-site fee. If interested, you'll have to contact Ritz Carlton or walk over there to ask.



- Expect to see Iguanas roaming around the grounds! They may startle you when they scurry past but we assure you they are NOT dangerous. Iguanas are native to our area and protected by law and as long as you don’t agitate them they will carry on without bothering you.



- Long-term stays are allowed and there are plenty of laptop-friendly workspaces in the home making it great for the remote worker to work and live in paradise!



- There are surveillance cameras on the property, strictly for security reasons only to ensure guests' safety. All cameras are facing outdoor areas.



HOUSE RULES

- Travelers must be at least 25 years of age or older to book.

- Pets are not allowed.

- No smoking of any kind (tobacco, cannabis, etc.) is allowed on the premises. The use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties, events, or large gatherings are permitted, illegal activity is prohibited and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed.

- No tent or other structures may be set up on the ground of the property.

- Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if needed after the stay.

- Renters will be required to provide a government ID on the day of check in or during their stay.

- Please avoid moving furniture

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.

The place is in a great location—really nice house with a good layout and spacious rooms.There are a few things that could make the stay even better:•The water in the showers never got truly hot; it was only warm at best.•The TV wasn’t working properly (no volume).•The condominium pool was very run down and quite dirty.Overall, though, we really enjoyed our stay. The host was very nice and always responsive.

We stayed for 3 nights and had a good stay. The guards at the gate were nice, we had no trouble “checking in”. The property was as described. We enjoyed the pool (we saw 2 but only used the closest one) and the patio area with table is nice. The air conditioning worked well and could cool the areas down quickly. As requested by the property, we turned them off when leaving so we wondered how well they would work upon our return and we were surprised at their effectiveness. We knew the showers could be tricky and they definitely were. The pressure seemed fine but the build up on the shower head would block a few of the water streams but then cause others to spray off in crazy angles. The lack of shower curtains made this a problem. Maybe a clear shower curtain would help this or a brush of the shower head? Our party included 2 females with thick, long hair. Having 1 towel each for showering was therefore not ideal, and 1 towel had some stains on it. There were no wash cloths, and no hand towel for the downstairs bathroom. There was a nice welcome sign and it provided the WiFi password and told us to enjoy the bottle of wine (but there was no wine to be found- probably just an oversight!)The host was responsive and would quickly get back regarding questions. I asked about the public beach access and was told it was a short distance once on the main rd. We didn’t seek it out as it was too hot for us to wander but more clarity on this would have been helpful. A good stay overall.
