This spectacular residence includes countless upgrades, such as a private hot tub, in-floor radiant heated floors on all levels including the garage, remote control blinds, and granite countertops. With a massive interior, spectacular mountain views from the deck, and the free shuttle stop less than 1 block away, this spacious home lets you experience mountain living in s HOME LAYOUT Main Level: 2 Car Garage includes breaker panel, brooms, snow shovel, dust pan, an extra fridge and fire extinguisher #1 - Entryway with space for coats and shoes. Fire extinguisher #2 is located here. - Bathroom #1: (in entry) half bath with sink and toilet - Kitchen includes 5 burner gas stove top with retractable vent, a wine fridge, french door fridge, dishwasher, oven and microwave - Granite breakfast bar with 7 stools - Dining Room has a table with 10 chairs - Family Room has fireplace, large sectional couch, sleeper sofa, coffee table & 2 large lovesacs! - Bedroom #1: King Bed Master with fireplace, TV, dresser, closet (pack n play, booster seat and vacuums inside), nightstands. This bedroom has a door that leads outside to the beautiful view! - Bathroom #2: (Within the master bedroom) includes a double sink, toilet and stand up shower with a bench. - Walkout to deck off of the family room with hot tub, 2 gas grills, 4 outdoor lounge chairs and table with 6 chairs Upper Level: (Fire extinguisher #3 is at the top of the stairs) - Bedroom #2: King Bed (first to the right) includes TV, dresser, nightstands, chair, closet and ensuite bathroom - Bathroom #3: (within Bedroom #2) includes double sink, toilet and stand up shower with sitting option - Bedroom #3: King Bed (2nd to the right) includes TV (in entertainment center/dresser), chair, night stands, closet & ensuite bathroom - Bathroom #4: (within Bedroom #3) has double sink, toilet & stand up shower with sitting option Lower Level: - Bedroom #4: (Downstairs 1st to the right) queen bed, twin bed, TV, dresser and nightstands - Laundry Room: (Downstairs to the left) has top loading washer, front loading dryer, iron, ironing board and sink - Bedroom #5: (Downstairs on the left after laundry room) 2 twin beds, queen bed, ensuite bathroom, TV, dresser, 2 night stands & closet - Bathroom #5 (within Bedroom #5) has toilet, double sink and stand up shower with sitting option - Bedroom #6 (Downstairs end of hall) king bed, 2 nightstands, TV in entertainment center with drawers, love seat, closet and ensuite bathroom - Bathroom #6 (within Bedroom #6) has double sinks, toilet and stand up shower with sitting option Please note we have a max limit of 16 people. If more guests are found staying in the home there will be a fee of $500. The kitchen is fully stocked with all the appliances, dishes, and amenities you need to cook large meals for your group. There are also plenty of dishes and utensils. We have included high quality pots and pans as well as additional small appliances that you would not normally have available in a rental home. Creating a huge meal like a Thanksgiving meal with all the fixings is not a problem at our home! All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3-4 night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Rental Rules: 1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense. 2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine. 3.) No outdoor fires are permitted at any time. 4.) No more than our stated allowed number of 4 vehicles total at our home. No on-street parking is allowed at any time. Our HOA does fine and tow and you will be responsible for any fine incurred. 5.) All of our rentals are non-smoking. By signing this contract, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out. 6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items. 7.) No boats or trailers are to be parked at our rental properties. Any fines from the homeowner association, as a result of this broken rule, will be charged to the refundable deposit. Important to note- Our home is equipped with noise/smoke sensors. Exterior cameras are also present. Please see nightly minimums below. Please check on dates, even if booked. We have 12 other homes in the same neighborhood! NIGHTLY MINIMUMS (shorter times are considered as we get closer to the dates) During times not listed below: 2 nights, but 1 night works if midweek or next to another rental. Ski Season (Dec – mid-April): 4 nights MLK Weekend: 5 nights Presidents Weekend: 5 nights Peak Ski Season: (Late Feb / March / Early April): 5 nights April: 4 nights first weekend, 3 nights second weekend 2 nights after Memorial Weekend: 4 nights Summer (June – August): 5 nights 4th of July: 5 nights Labor Day Weekend: 4 nights September: 3 nights Thanksgiving: 5 nights Christmas & New Years (mid Dec – early Jan): 5 nights. Stayed here with 7 adults and 4 children ages 10-12. It was a great house for everyone. Not walkable but wasn’t expected to be. Very clean and responsive management.

My group of 12 (6 couples) really enjoyed our stay. The home is very spacious. Views from Living room awesome. There was some initial confusion on the bathrooms, but we were actually pleasantly surprised that there are 5 full baths and only one half bath. One couple had to share, but it wasn't a problem. The half bath is on the main level so for privacy to use the bathroom they had to go upstairs but they managed . It's two bedrooms upstairs with two full baths, one bedroom on main level with it's fullbath and 3 bedrooms downstairs with 2 full baths if that helps anyone. The hosts were very quick in communicating, we were very comfortable there. We would book there again.

While there were a couple of issues the management team and owner took care of it immediately which I appreciated. The home is wonderfully stocked with everything you could need. The views are glorious! The biggest issue is the wifi service which we did not have for the entire stay. They did try to get the cable company out but they could not until after we left. Overall if you are looking for a home to rent in the area I would tell you to stay here.

The house had great space for our family and was convenient to everything. The welcome book needs some updating…..particularly the WiFi info….but it was very helpful, including the restaurant and attraction tips. The deck is a bit smaller than it seems in the photos and the neighbors closer than the photos seem to indicate but, based on how the home is set, we had a lot of privacy. The extra fridge in the garage was great! There were some issues with items under the furniture…..hair clips, toys and ping pong balls and there was a good deal of hair in the main bedroom shower. I noted those to the property manager and they responded that they would share that with the cleaning crew. Overall, a lovely home that is great for a family vacation!

Lots of room for people to sleep. Love the views. Could be cleaned a little better, dusty. I would recommend for people to rent this place.
