This home has 4 bedrooms, 3 bathroom, sleeps up to 8 guests and is 2100 sqft, with one step to entry. **Floor Plan** • First Floor: living room with smart TV, dining room, kitchen, 2 bedrooms (one with king bed and another with queen bed), 1 bathroom, access to outdoor balcony with views of Lake Washington • Lower Floor (Walk out basement): master bedroom w/ king bed & ensuite bathroom, bedroom with queen bed with ensuite bathroom and laundry room, sitting area with views of backyard and piano **Home Highlights** • Living room with Smart TV with Netflix and Disney Plus already signed in and ready for your enjoyment • Large upper floor balcony with gorgeous views of Lake Washington and mountains • Kitchen is stocked with a stove, cookware, silverware, toaster, keurig coffee & tea, airfryer, slow cooker, and more! • Four bedrooms - 2 with king beds and 2 with queen beds. Beds are outfitted with high quality mattresses, linens and a comfortable duvet. • Onsite washer and dryer for your laundry needs • Large fully-fenced outdoor backyard, perfect for pets • Plenty of parking **About the Reservation** • In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening. • We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise. • Any stay longer than 30 days requires additional tenant screening, lease signing and security deposit to fully confirm your reservation. **Additional Info About the Home** • Fireplaces on both levels are not available for guests to use. Detached garage is not part of the rental but there is plenty of parking for the home. **About Fees & Pricing** • We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday’s pricing. • Pet fee: Well-trained pets are welcome at $50 per pet. Please let us know if you’ll be bringing your pet and how many. Pet fee is not included in the VRBO total and is processed after reservation is confirmed. **House Rules** • This is a pet friendly home but kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets. • Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation. • Use of fire pit and charcoal grill are prohibited during the burn ban

The home layout is perfect for extended families, with living space, bedrooms and bathrooms spread out over two levels. The location is great for freeway access, as well as shops and restaurants nearby.

Let me start by saying the property manager earned an A+ grade. She was very responsive and worked with us to get a handyman to the house and issued a partial refund. That was very much appreciated. The issue was a clogged sewer line that appeared when the downstairs toilet was flushed the very first time and it backed up into the downstairs tub when using the plunger. Yeah, yuck! When the handyman couldn’t fix it, we were forced us to make other arrangements for one of our family members and gently use the upstairs bathroom from that point on. This is clearly a problem that shouldn’t be repeated for future guests, once the sewer line is cleared by a professional plumber.

We had a wonderful stay here. The house is really spacious and the yard is huge. Plenty of parking and conveniently located if you needed to run to a store for something. I really appreciated the fully stocked kitchen, it had everything we needed. Joanne was a great host and we would stay here again!

Property was well supplied with everything we needed and in a great location for getting around Seattle. Property manager responded quickly to any question I had. I would definitely stay here again and highly recommend this property.

We stayed at this wonderful property for the Taylor Swift concert. Moms and daughters. It was a great house with nice space. Joanne was an excellent hostess. Was quick to answer any questions. She had recommended a restaurant with in walking distance so we tried it out and it was really good. Just be aware that there is a strip club on the corner. We didn’t have any issues with it. Seemed to be a quiet place. But it is there. Thanks Joanne for offering your lovely house as a place for people to stay!

The house has plenty of room for 8. Two issues which were disappointing. For a stay of 8 nights for 8 people we had 1 wash cloth per person. 1 bath towel per person and 6 hand towels. We needed to communicate twice before they agreed to provide more towels. There is serious and conspicuous black mold in a downstairs bathroom. Mold was also conspicuous on the tubmat upstairs. We had to remove the tubmat. Cleanliness is NOT a priority for the owner. Utensils and cups are a hodge podge of numerous types and barley enough for 8 guests. With a little more effort from the owners this could be a very good property.

My family had a very pleasant stay. The house was quiet and check in and out were very easy. Great parking. My old feedback is that some of the dishes, glasses, and pans in the kitchen cabinets were dirty. The only dish sponge available for use was very old and very used. A new sponge for our reservation would have been helpful.

Easy check in. Property owner was very responsive to my messages. She would follow up on our stay if we needed anything. Myself and my family love the house. Great for a family of eight with two floor separating each other. Would highly recommend and would rent again. Only thing downside may be just for my stay was that the house did not had AC during my stay and top floor was hot until early morning, but was provided with fans
