Welcome to this spacious, one-story, 1,000 sq foot ground-floor beach duplex with a large front patio from which you can walk to the ocean. This home, which is located just a short walk to the beach, features a beautiful, spacious front patio which is easily accessible through the great room. Here you can dine al fresco or relax and recharge in a comfortable seating area between your various adventures. A barbecue grill makes meal-making easy when it needs to be. This spacious home has a large great room featuring a living room area with a large wall-mounted flatscreen TV and a large comfortable seating cluster from which to enjoy it. Sliders to the outside front patio let you experience easy inside/outside living. There is also an inside dining table that seats four, which is right next to a cute modern kitchen. It is easy to satisfy your culinary desires here as it has all the appliances and amenities you need to create meals and snacks for everyone. Just add the food and have fun enjoying one another and this lovely vacation spot. This home has two bedrooms - a king bedroom and a twin over full bunk bed bedroom - both of them spacious and very comfortable. Each bedroom has its own bathroom walk-in shower and vanity sink. All beds and bathrooms are furnished with a generous supply of premiere linens to ensure you are comfortable at all times. Additional amenities include WiFi and Dish network and a single carport space. There's also plenty of street parking available as well as municipal parking lots within a mile radius of this cute, beachy duplex. Come enjoy this beautifully presented home on the Balboa Peninsula, just a short walk to the beach. When you choose it - you will be enjoying a unique little slice of paradise where you will likely create memories that will last a lifetime. Things to Know Dog-friendly! Two dogs allowed (or three small dogs). This home, like most others in this coastal area, does not have air conditioning. This home has private tenants in the second story, do not disturb them, please. This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy, and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting. Please note: reservations for this home will not be refunded if cancelled within 60 days of arrival. If you are bringing a dog on your trip, the nightly pet fee is already included in your quote when selecting "Yes" to pets. If you would like to add more dogs, please contact us. The nightly fee ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog. Parking notes: There is free parking available for 1 vehicle. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The beach house was perfect for a Newport Beach and Balboa island trip. The Wi-Fi is fast, the beds are comfy, the location is fantastic! I swear the cookware and kitchen necessities are the best we’ve had at a vrbo. You are about 1/2 block from beach and two blocks from balboa ferry. Coffee shops nearby, pier and late night cocktails!

We really enjoyed our stay. The home was very clean, well stocked, roomy and comfortable. Check-in and check-out was a breeze. Location was a short walk to food & beach. Beach chairs would have been much appreciated but we brought our own.

Overall the location was perfect for our family. Like most beach homes in NP they need updates and this one definitely needs one. It was clean but can use a new couch and a better dining table. The grill outside was perfect for our cookouts and the kitchen was fully stock with everything you need and functional.

Being around the corner from the beach was amazing! The area has shops and restaurants so it’s very convenient. The space itself was pretty clean except the couch was stained and smelled. The fridge was leaking and made loud noises. Otherwise, it had everything we needed! Really liked having the boogie boards and beach chairs.

Convenient to where we needed to go and to beach access. However, when we walked in it was 100 degrees inside and hot outside. The AC was not working so they said there wasn’t any (even though there was a thermostat and vents and a unit.) this was beyond uncomfortable and they wanted us to be there to have someone come! We had plans from the minute we arrived ! No refunds were allowed so we had no choice but to stay. The owner upstairs called the company and stated we dead bolted a door which we did not. I don’t even have a deadbolt. There were no directions provided on which door to use and not to use and both doors had codes and both doors accessed the unit WITH THE CODE. There were only 2 ceiling fans one in the living area and one in the main bedroom but not the other bedroom. There was no flat sheet or was it a fitted sheet in the second bedroom. We had to sleep with all the windows open which provided no cooler air. This unit sits on the busiest street in Newport Beach so we heard the neighbors and traffic all night from the open windows. Fans were delivered the next day that we had to take time to put together ourselves and still weren’t strong enough to bring air in from outside from the open windows or feel any unless standing directly in front of them. Dirty glass in the cabinet. Very uncomfortable sleeping here like this. Also was asked by the company to send complaints to them directly but not write a negative review. I’m sorry, it was negative and if my experience wasn't up to par then I’ll be damned if we suffered to provide someone else a better experience and not speak on it. Never again.

Not well maintained at all. Guest bathroom toilet seat rocked. both bathroom sinks backed up. Had to put sheets on couch, filthy and smelled as did the entire house smell. I've been a VRBO owner as well as rented all over the country for years and have never stayed in a property like this. My suggestion is someone check it out.

The location of this property is amazing but for the price, I'd keep looking! I came to Newport for work for 3 weeks and my priority in booking this place was the dedicated parking spot. In the listing, it says the spot fits a "normal-sized" SUV. 100% not true. I have a small-class SUV (Mazda CX5) and it wasn't possible. Even if the neighbors parked appropriately (which they never did) it would be hard for a mid-sized sedan to fit in the spot. So, I had to find street parking every day/night. They only offered me $150 refund for the trouble and to get that I had to speak to about 7 people over 4 days. The place is very shabby. The walls were scuffed with patches of different color paint and the couch was so stained I covered it with blankets before sitting on it. The floors are cheap vinyl that is buckled and damaged. There are no instructions on anything. I never figured out how to turn on the fireplace (??) The laundry is shared with the unit upstairs, it's off the master bath in a common room. The refrigerator leaked water out of the bottom. When I contacted them they said they'd schedule someone to come out and never did, or so I thought. I was later told a maintenance person was there to assess the problem even after I told them repeatedly that I did not give my permission for anyone to enter when I was not there. (but the fridge still leaked) The property is managed by Vacasa, I never had contact with the actual owner. Vacasa customer service was pretty terrible in general. Especially the folks you get when you first call.

Great location for enjoying the beach and local restaurants. The property was clean. There were a few issues, but Vacasa took care of the issues promptly. The only real downside is that it’s in the flight path of the Orange County Airport, and parking is very limited unless you want to pay for municipal parking.
