Lack of facilities and an awful smell from bathroom

The restfull harbour view from the top floor sitting room is like a postcard. And the facilities across four floors are very comfy for somewhere that's still on the main tourist high street. We could walk to all of the Barmouth sites within ten minutes. Even parking was very convenient when we stayed (start of June) because the parking area directly across the street was usually half empty (and has a permit provided for the house).
This house is a few doors down from an Inn on the main tourist drag, so Saturday night is loud, especially if the windows are open. In hot weather, the bedroom windows will need to stay open (so partying outside can make it hard to sleep before 2am Saturday). The beds were on the hard side, so this is most suitable for heavy sleepers (or visitors who will anyway be up late on Friday & Saturday nights).

Location. Facilities. Sea views.
Not a problem for me but will mention roadworks in front of property. May be an issue if you wanted to lie in bed. Didn’t bother me.
