Visited as two mature couples. Great friendly communication from host who dealt with a couple of queries before and during visit very quickly. Apartment is spacious and has everything we needed , including towels, tea towels, washing up liquid, dishwasher tablets and a fully equipped kitchen. We slept really well in the comfortable beds and there is ample storage space. The main bedroom has an ensuite bath and toilet. There is also a separate toilet and shower room. It is beautifully located overlooking Kingsgate Bay and the steps to the beach are just across the road. Perfect for a day on the beach and for visiting the whole of Thanet.
Nothing really to dislike. We loved it and would definitely stay again. However, one of our party has mobility issues and uses a rollator. We knew there are steps before we booked and he could just about manage as there is a handrail. Might be difficult/impossible for some. Ensuite does not have a shower, just a bath. 2nd bedroom is at the back of the flat and has one or two steps down to it. It does not have an ensuite and anyone using that bedroom would have to use the main shower room.

Great location next to the sea with an amazing view. Quite silent although there's a road under your windows, but the traffic is fairly low in the night and morning hours. The kitchen is well equipped - there's everything you need to cook (including sharp knives). Nice host who is always there if you need something. Sufficiently good mattresses. Plenty of stuff you can use on the beach for free. Some toys and books for kids. Free parking spot.
The building is somewhat old and clearly needs renovation, especially from the front side. It would be really great for this property if the front windows were also refurbished and equipped with double glazing like the ones looking to the backyard.
Despite this criticism we don't like to reduce the rate. Yes, this is not a top-notch hotel, but rather a cozy seaside retreat for a summer family vacation. We are very satisfied.
