Very helpful hosts. Having a bar helped pass our time waiting for taxi. Great choice at breakfast and was delicious. Handy location for buses into town, if you dont do taxi's.

From the moment we walked in the staff was so welcoming and accommodating. Any questions we had they were ready to answer and any issues we had they were available to help. The breakfast was phenomenal, it was legit like a restaurant with full service not your typical continental breakfast. I would definitely go back!

What a fantastic place to stay. Communication was prompt and friendly, and they were very accomodating of our late arrival. Comfortable beds and great shower. The breakfast was fantastic and the staff were an absolute delight. I will definitely stay here again when I come back to Edinburgh.

Great little hotel just south of the main area. Buses a quick walk (2 blocks). Kevin and Susan are great hosts and go out of their way to help. I left something on a bus and Kevin made arrangements to pick it up and send it to me in the US. And the breakfast is also wonderful.

I have been In Edinburgh many times, but this is the nicest and best hotel I have been In!
We slept so well because of good beds and pillows and no noise from outside.
The shower was exellent.
The breakfast was perfect with many choices.
We stayed Five nights, and I hope We can come back another time.
The people who works In the hotel is very kind.
A lot of buses to city centre around the corner.
Only negative was the wifi.

We had a great little getaway in Edinburgh and our choice of the hotel was perfect. Quiet residential area with excellent bus connections to city centre and Leith, bus stops are literally around corner. The area itself is nice and peaceful with restaurants and pubs within walking distance.
The hotel is an old townhouse with delightful characteristics like a wee bit crooked staircase upstairs. Our room in second floor had views to Arthur's seat. The room was spacious, clean and it had socomfy bed we didn't wnat to get up in the morning. They serve á la carte breakfast which was phenomenal, I had scrambled eggs and Scottish smoked salmon on English muffin and it was absolutely delicious!
The owners were super friendly, eager to help with everything their guests needed assistance with. Hopefully we will return some day, as a few days in beautiful Edinburgh isn't enough.

The owners are really nice and helpful. The hotel is located on a quiet street but a very easy walk to the Main Street where you can catch a lot of buses towards the city center

Lovely hotel/b and b. Very comfortable beds, in a great location with bus stops a minute or so away into Edinburgh city centre.
The owners were very friendly and helpful.

Amazing place to stay! Just a 20 min walk from the city center and we loved the location. Extraordinary service and a very cozy and personal hotel to stay at. Would recommend.

My initial impression kerbside where underwhelming - in fact I drove past the hotel twice in the dark. However when I checked out I had come to appreciate the care and attention the owners had provided. My room was small but very well equipped. The breakfast was beyond 5 star in service, choice and quality. Other than the weird council restrictions on street parking and the rather precipitous stairs the stay was memorable.
Would I return there, yes absolutely.
Great service and attention to detail trumps a parking hassle and steep stairs for me.

The hotel is a little gem, tucked away near the base of Arthur's Seat. We only stayed for one night, but we can honestly say it was a brilliant experience! The staff-member at reception was incredibly friendly (and so was his awesome dog), and he helped us get reacquainted with the ins-and-outs of Edinburgh. The room was clean and meticulously kept, with complimentary tea and biscuits, and bottled water (which was welcome after hours on the train). The cooked vegetarian breakfast was perfect, and we got a chance to meet the owner – he was incredibly friendly and helpful, and he clearly pours a lot of love and care into making sure everybody is taken care of. We will definitely be back in the future, what a great experience! (p.s. when you stay at the hotel and meet that awesome dog, throw the ball, she is deaf and that little ball is her world!)

Excellent small independent hotel. My single room was clean and nice for a short stay. Breakfast was included and was excellent. The proprietors were very helpful and friendly. It's easy to get to Edinburgh city centre by bus from the main road round the corner. Overall an excellent place to stay.

How refreshing to stay in a friendly, family run small hotel rather than a faceless chain hotel. We had two adjacent rooms and both were spotlessly clean, and very comfortable. The shower was amazing - could have stayed in there for hours! Both rooms were very quiet with no noise from traffic or anything else. Breakfast was delicious- freshly cooked to order. The owners were lovely people - friendly and helpful. Would most definitely recommend this hotel. Location was good too- with good transport links if you didn’t have a car.

Susan gave us a warm welcome. She was very helpful explaining how to get around in Edinburgh. Kevin was very cheerful and willing to meet our breakfast request. The breakfast was delicious and plenty.
The room was spacious and warm enough for the winter. The breakfast area was well decorated. I like the rain drops on the door glass panel, they looked very pretty just like crystals.

The hotel host is very friendly and welcoming, the room I had was comfortable and the cooked breakfast was one of the best I have ever had.
An extra plus- I was in a hotel in this area before, also very good but I got lost trying to get to it on foot when I had been out. The Ceilidh-onia is close to the main road (but not noisy) and easy to access.

Kevin & Susan are phenomenal hosts! Their friendliness, helpfulness and enthusiasm made my 3 night stay beyond amazing. My room was the perfect size for a solo traveler and the bus stop is very close to the property. Daily made to order breakfast was wonderful. All of my future trips to Edinburgh will definitely be booked here. Thanks for everything!

Very nice place. Very quite. Conveniently close to a bus station that has direct lines going anywhere in Edinburgh in less than 20 min. And the staff are SUPER friendly.

Kevin and Susan were the most wonderful hosts who bend over backwards to make sure that you have the best experience. Their humor and enthusiasm for their guests made this one of the highlights of our trip.
