Hotel is located away from the main street. Quiet at night. Dining options plentiful. 7 Eleven nearby.

The property is older but the rooms were spacious and the staff was lovely. Walking distance to the Sunday Market, night markets and many temples.
Would stay here again. Wifi was iffy at times but worked well most of the time.

For a budget accomodation it was wel worth the price ($19 a night). Located just outside the northeast corner of old town it is close to everything you need. A short walk to Phae Gate and restaurants. As opposed to the higher prices in Nimman I preferred staying here. There is plenty of local food and western cuisine, but without the cost of Nimman. I stayed for 3 weeks and found the stay great for a long stay solo traveler. One thing to note is that there are large tour groups that stay over night on Sundays and they can be quite loud when they all wake up and have one hour loud conversations in the hallways at 5 a.m. haha.

Quite unfriendly check in staff. Didn’t inform about the hotel, breakfast, room wi-fi… the facilities are quite old, beds creek… overall would not recommend to stay here

We had a basic room, would maybe consider staying again but choose a deluxe room to see the difference as there was
no hairdryer, no coffee tea etc.

It was convinient to stay to go aroud the night bazzar and tape gate area with good restaurant.

Property was great, it was located by the north wall of the old city. Market was close by and most of events you were picked up at your hotel.

My family and I had a wonderful stay at the Royal Panerai Hotel. We had two spacious family rooms for the six of us. The hotel staff is warm, friendly, and accommodating. They helped me print and copy documents that I needed to take to the US Consulate. There is a nice lady in the lobby who will help arrange tours for you for extremely good prices. We had a wonderful driver who spoke excellent English. He took us to many places and in a large, comfortable SUV. The price for the whole day and the many excursions would have cost us hundreds on a travel website compared to the price we paid here in the lobby. There is always a tuktuk outside ready to take you anywhere. The 7-Eleven next door is very convenient. We had a lot of errands to run before our flight, and the hotel staff helped us get a driver in a SUV who stayed with us the whole time and helped us retrieve a lost passport and got us to the airport in time! I was puzzled by the negative reviews, because we had an excellent stay here. Our rooms were extremely comfortable, and we did not have any bugs. Our sheets were clean. When I blew a fuse, the staff fixed it in less than three minutes. They were amazing. I can't say enough positive things about this hotel. My family misses it. Even my husband, who is used to staying at 5-star hotels says he loves this place and didn't want to leave. I really can't believe how lucky we got getting two suites for free as part of our Orbitz travel flight from Bangkok to Chiang Mai!

I never go back, bugs in bed,, mosquitoes in shower, the beds are old and worn out, BEWARE IT A VERY BAD HOTEL.!

Had a great four day stay. Breakfast was unbelievable every morning and staff went out of their way to make it enjoyable. Complimentary coffee in lobby was a nice touch also. Thanks again.

The place is run down and needs renovation. They have an area that looks like it had a restaurant but do not use it. The room is dimly lit and smells of urine. The best thing is there is a lady that you can book trips and scooters with.

Very dated hotel. It was fine for the one night stay we had, but I wouldn’t have wanted to stay any longer than that.

The room we stayed in smelled like pee and the shower was clogged. It was tolerable but we couldn't wait to get out of there!

Satisfactory relative to room rate. Television in room did not work reliably. Water pressure in shower not always sufficiently strong.

Good location, walking distance to the Old City. Rooms are getting a litte out dated, Staff are usual very friendly and hotel was very helpful with shuttles to and from airport.

Big rooms with Aircon, close to old city. Great position for walkers - or rent a scooter and explore....good, safe parking available.

Looking for somewhere cheap but comfy this is the hotel for you. It was probably once much grander, with better facilities and a higher price. It was quiet and safe and good enough for AUD$20 per night. Would recommend to other travellers but not to my parents if that helps guide you.

The grounds were a disgrace with cars and vans blocking walkway entrance to the motel. The rooms werent clean and made up each day. The motel didnt have a restaurant and we were directed to a motel 500metres away for breakfast....The TVs need upgrading.

The hotel is is conveniently located at the north-eastern corner of the Old City with easy access to red taxis that can transport you to anywhere within the city walls for thirty baht. Alternatively, numerous amenities are available to tourists within walking distance of the hotel. The hotel facilities are adequate for the price.

I did not expect too much and I didn't get it.
Ok hotel was in good location which was good
saw every thing possible in7 days broke 1 glass which must have been crystal as even after admitting it I was charged 50 bhat. Cleaning was now and again a joke. I did not like Chang Mai it was as bad as Bangkok the traffic was horrendous you take your life in your hands every time you cross a road.The only thing I'll say is that you must go to Thailand to appreciate how good we have it inthe UK

I'm not one complaint and winging and usually just get on with my holiday.... Very old hotel. Taps were loose and nearly falling off in the bathroom. No hot water for the 3 nights I stayed, being only warm at times. I had to ask for brewing condiments on two days and the statutory 2 bottles of free water on 1 day. Whilst at reception many other people staying were asking for the same. It's not hard or difficult, just provide these things as standard as all the other hotels do. The only positive thing was the excellent discount from Expedia. Without it I would have scored 2 for overall
