Since we were driving, the optional parking (about a three minute walk away) was really helpful to have. The parking unit is inside a locked, private lot so it's very safe. The unit itself met all our needs: two very spacious bedrooms, lots of towels, a lot of hangers, a Moka pot for coffee, lots of hot water. Very clean. There are screens on the windows so we could open them up without worrying about mosquitoes! Plus it's very quiet! Nice to have a washer. The hostess was very responsive. Distances aren't very far at all from the unit but do be aware that your legs will get a workout (see below). It's about 15 minutes to walk down to St. Francis Basilica; about 6 minutes down to St. Claire (about 10 minutes coming back up).
Location is a bit tough for walking around Assisi - every point from the unit is pretty much downhill, which is great until you want to come back. You'll get a good workout with your legs! Because parking is in a private lot, give yourself a bit of time to walk to the lot, unlock the gates, open them, pull out the car, then to close and relock the gates. Not a big deal but it does add a few minutes if you're in a rush.

Very central to historical centre.
The stairs and the absence of a lift are a problem for the elderly, but it is something that cannot be avoided.
