Spacious backyard• tanning area• BBQ• pool & games for a day of Texan fun! The backyard is gorgeous at night with café lights • fire pit • & glow in the dark floaties! Enjoy this TX Home with it's gorgeous TIMELESS décor & charm. The game room, outfitted with a pool table • darts • & board games will make this a picture perfect setting for groups, with an atmosphere perfect for making memories for years to come! The space: • The home is located in a very safe family friendly neighborhood • less than 8 minutes from Kalahari Resorts • close access to major highways for quick access to downtown Austin • and walking distance to a nearby Starbucks • 7eleven • & other shops. • SAFETY is a must of course for us, so we have installed a CHILD LOCK at the top of the sliding glass door that leads to the backyard for Guests to use who have small Children. • In this home we provide 2 different kinds of Pack-N-Play travel Crib's for your family to use if needed! Should be stored in the Master bedroom Closet. :) • (24hr notice required) The Pool can be heated to 82 degrees upon Guest request for no fee. OR the Pool can be heated to 90 degrees for an extra charge of $125 to cover trip fee for our pool guy & the extra cost for heating. • The Pool was just completely resurfaced - it is as good as NEW now! • We also had a Complete BRAND NEW central A/C & Furnace (the outside AND the inside unit) installed in July 2022. Meaning, no heating or cooling issues to have to deal with here! :) Guest access: • Guests will have Private access to the whole house, backyard, and Pool. • Normal Check-In is at 3:30pm & Check-Out is at 11am. Early check-in or late check-out is usually not possible since we are always booked up and our cleaners need plenty of time to clean. • However, you can ALWAYS request early Drop-Off of your Luggage securely inside the home. As Early as 11:30am for luggage drop-off, upon request. Other things to note: • Please see & review the additional house rules section upon booking • • Every Tuesday or Thursday, our Pool/Lawn care guy comes by the house to mow the lawn and service the Pool. He also takes the outside Trash to the curb. His name is Vic. • Pool cleaned weekly so chlorine levels are always good. With that being said, Wind does tend to blow debris into the pool, which is why our cleaners do their best to clean it after every stay. Some debris are going to be a fact of life unfortunately but the pool is regularly maintained, pool pump operates daily, & Pool filters changed weekly. :) [Tip]: There is a net that You can use to skim the pool more IF you desire too.*** Quiet Time hours & Noise monitoring: • NO loud or disruptive Parties Allowed • Standard Quiet time in backyard is at 11:30pm weekdays & 11:30pm Weekends & Backyard is CLOSED to All Guests after those hours. Any music and gatherings need to be moved inside completely. • House has Noise Decibel level Monitoring outside that will notify us of any noise occurring after 11:30pm weekdays & weekends in the backyard area, which is our only main concern when it comes to noise levels at night. Backyard slider has a camera that can only see the sliding door and is only active after 11:30pm at night to notify us if guests use the backyard after these hours.

Reserved home for a pool party to celebrate birthdays. No issues with information prior to arrival, check-in, cleanliness, or communication. There was an issue with the home outside of the owner’s control - we were notified immediately and given option to cancel. We chose to stay as it was actively being addressed despite being a weekend and we could work around it. Unfortunately the contractor did not do their part so we were unable to stay overnight but were in communication with the owner the entire time. The kids had a great time. Enjoyed the pool and pool table.

This place is so cute and cozy! Love all of the velvet and squishy beds. If you need a lot of beds for your stay this one definitely takes the cake! The pool is heated and backyard is lovely for hanging out in the daytime. Couldn't be outside at night, but that wasn't really an issue. Thanks for everything!

We rented this property because of the entertainment (game room and pool) and the fact that it can sleep up to 14 people. We had 3 adults and 8 kids in our party. The house was clean and spacious. Everyone was able to sleep in their own bed. Our host, Derek, was responsive and helpful through the whole rental process to the time we checked out. The location is also convenient. There is a 7-11 around the corner and an HEB 10 minutes away. The neighborhood is nice and quiet, also. We will rent again!

What a great home to spend time at while in Austin. The Texas heat can be intense but a great backyard with a pool, covered table with a fan, lounge chairs to rest poolside made it enjoyable even during a heat wave. The house has a nice kitchen that is well stoked and is right off the backyard, all the rooms were really clean, and the beds are very comfortable. We'll definitely be staying here on our next visit to Austin.
