Immediate access to world class Fishing/Boating, Arts, Shopping, Restaurants and plenty of Live Entertainment. Local Beaches approx 30-45 min drive. The space We have everything you need here! Fully Equipped Kitchen, 90% of the Furniture is BRAND NEW, this includes all Brand New Mattresses! Pool can come Heated ( for additional fee, at your request ) COMING SOON Boat Lift. Boat Dock is available to tie up your boat. Direct Access to Open Waters, with no Bridges! This 3 bedroom, 2 bath waterfront pool home has a large and bright open floor plan with many gathering areas in it's 2,100 square foot space. The outdoor entertaining area features a covered lanai, screened 15’ x 26’ pool with a beautiful canal water view, and true western exposure to enjoy fabulous sunsets. The inviting floor plan has two separate dining areas with retractable glass doors to the pool and water views, breakfast bar, den/game room with queen sleeper sofa (This can become a 4th small bedroom), and spacious family room with wet bar. The master suite features a king size bed, his and hers walk-in closets, vanity area with sink plus separate bath with walk-in shower. The split bedroom plan provides guests privacy with two additional bedrooms offering large closets and shared bath including dual sinks, walk-in shower and door access to the pool. One bedroom has a queen bed and the other has two twin beds. A large laundry room is located at the back of the house with a full size washer and dryer. All appliances are electric. Entertainment: -TV's are located in the family room, den, lanai and master bedroom -2 adult bikes with helmets for guest use available in the garage -2 fishing poles with tackle available for guest use (one adult, one child) -18 pool noodles, baby float, pool toys, and soft cooler available for guest use in the storage bin and cabinets on the lanai -8 beach towels Our Welcome Pack includes the following: -2 kitchen garbage bags -1 roll of toilet paper per bathroom -1 roll of paper towel -2 packets of dishwasher detergent -2 laundry pods -1 small bar of soap per bathroom Emergency Items on Premise if forgotten -Toothbrushes/toothpaste -Feminine products available for urgent needs -Emergency Kit Guest access The garage is not available to park in, but is accessible for the bikes and grill. The grill can be pulled out onto the driveway to use. Guests are welcome to tie their boat to the dock (boat rentals are available in the area). Ponce De Leon Public boat ramp and Laishley Park boat ramp are nearby and accessible to Charlotte Harbor and the canal to the house. NEW 13,000 lb. boat hoist should be available by mid Nov. The Punta Gorda Airport is a 13 minute drive away and Fort Myers International Airport is within 45 miles. Other things to note Please Note: The pool does not have a child safety gate around it and is swim at your own risk. Also this is alongside a sailboat canal and has no fence along the canal front.

House waste exceptionally well maintained. Fully furnished kitchen and living spaces. Pool was a definite plus and well taken care of. Dock was more than sufficient for our 24’ bay boat with no low water levels, good canals even for a deeper water boat. Fuel located close to refuel boat by water also. Neighborhood was nice and quiet and well located in regards to downtown and shopping. Totally enjoyed our stay.

The house was very clean and spacious. We had 4 adults, 3 children, 2 dogs and there was plenty of room for all of us. Beds were very comfortable, kitchen has everything you need. The owners were very thoughtful by supplying first aid kit, beach towels and floats for the kids. The pool was a big hit with the kiddos and our boat docked behind the house was a big hit for us! Fishing was great in the Harbor. My husband and son caught lots of reds and snook. We all had a great time 😊

The house was perfect for our family. Our daughter was getting married and after Ian destroyed the hotel, this home was so much better and so much more fun!

This property was exactly as described in the listing, clean, well equipped with everything you need, comfortable beds, close proximity to all things fun, great location. We would not hesitate to rent again. The hosts responded quickly to anything we asked, an overall really great experience.
