If you're in town for the Kentucky Derby, you're in luck, as the house is only 4 miles from Churchill Downs. The location is also perfect for exploring downtown, as it's just 3.3 miles from the International Convention Center and 3.7 miles from the Kentucky Exposition Center. Outdoor enthusiasts will love being only 2.2 miles from Cherokee Park, where you can enjoy hiking, biking, and picnicking. For those looking to explore the local scene, you'll be just a short distance from Goss Ave, Barret Ave. and Bardstown Rd, known for their vibrant atmosphere and diverse dining options. Please note that local guest bookings must be cleared with the hosts first, and there are no big disruptive parties allowed on the premises. Guests may be asked to leave with no refund if there is disruptive noise or more than 6 guests on property!! This property accommodates up to 6 guests. It is important to us that we are good neighbors and a compliment to the community!! Guests must be 21 years of age to book property, any guests under 17 years of age are considered children. Guests may be asked for a government ID or that you verify your identity. Check-in: 3 pm. / Check-out: 10 am. Late check-out could be available for an additional fee; check out after 2:00 pm will be the full nightly rate. Cleaning Fees - The condition that the property is left in will determine the collection of additional fees. If these fees need to be collected, we will communicate with the guests to determine the amount of the damage and charge the card on file. Please avoid additional cleaning fees leaving the property in good condition following check out instructions. Damaged or Missing Items - During your stay If any damages occur to the property please contact us immediately. If any damages are found or items are missing after checkout we hold the right to collect funds for repairs or replacement. Sleep - The comfort of our guests and neighbors' is important to us. Only registered guests may enter the property after 10 pm. A registered guest is someone traveling with and under the responsibility of the registered party. If a disturbance is reported by another guest, neighbor or noise monitor, all guests may be asked to leave immediately and without a refund. After 10 pm any disturbance to neighbors, conversations, music or the like will not be permitted. Before 10 pm, outdoor conversations and music should be kept at a reasonable level. We use NoiseAware Smart Noise Measurement Solutions for Property Owners and Managers. This allows us to be notified and prevent noisy incidents and resolve them quickly and will keep our neighbors happy. The device alerts us to the noise level (measured in decibels). This device does not record sounds or conversations; it only alerts us to noise levels considered disturbing. When an issue is detected, we receive a simple automated message, resulting in the 90% of problems being resolved without further action needed. Items Left Behind - If items in property are left behind we can mail to guests for a postal fee. Smoking is permitted outside the property, no smoking is allowed inside the property. A $250 smoking fee will be charged to guests smoking inside. Please dispose of butts properly.

Nice, quiet house in a nice location. The negatives are that the beds and the couch were super uncomfortable. The outside light turned on every minutes. I wouldn’t recommend staying here if you are staying inside. Messaged owners twice and never received a response.

The hosts were very prompt and polite when I miscommunicated with them (not their fault!) The place was clean and as advertised. Beds were comfy and the place was well stocked. Will stay again!

We stayed here for a weekend get together of five friends and it was perfect. Very clean and cozy, great kitchen, and close to restaurants, shopping, and cool vintage flea markets. The owner responded quickly to questions and was very accommodating. We’d stay here again in a heartbeat! Quiet neighborhood.

Enjoyed our time and would recommend. Within walking distance to good local restaurants. Plenty of room and comfortable beds. Manley quiet with only an occasional plane noise flying over with the Last one being heard 10-11pm.

We appreciated the easy walk/drive to everything we wanted to see in NuLu, Germantown and along Bardstown Rd. The neighborhood is quiet and our VRBO was clean and comfortable.

We had a wonderful stay for a little birthday trip in Louisville. The house was clean and well cared! The outdoor deck is very nice and there is a large yard, we wished there would’ve been a fire pit and little more of an outdoor patio area to enjoy the nice weather. We had a great time in the area and highly recommend Big Bad Breakfast, Bullit Distillery and Atrium Brewing for places to visit! All around a fun weekend, we will be back!

Beautiful Home in a Great neighborhood. This home has everything brand spanking new!! Excellent renovation and very modern. We used the property as home base for our trip to Louisville and the Bourbon Trail. The neighborhood is awesome. Walk a couple of blocks and your in the heart of amazing restaurants and bars. We are planning a return trip in September and will re-book this property!!!
