Bedroom 4 (sleeps 13): Twin queen bunk beds each with a trundle, combined with twin bunk beds and trundle, ceiling fan, access to hall bathroom, billiard room. Private access to lower level garden. Combined all bunks and trundles, 13 can be accommodated in bedroom 4. Additional beds (sleeps 6 more) : Piano room couch lays into queen with two other sitting chairs folding into singles to sleep 4 more. Office: a sittting chair lays flat into a single in the office alcove. Landing: a couch lays flat into a queen at the bottom of stairs landing.
