The Space: This single-family home is modernly appointed but with plenty of detail and character. It is a single-story home (2 Beds, 2 Baths) with two private entrances and plenty of parking for easy access. It is the perfect place for a family or group of friends to stay and explore Louisville. A home away from home! ● LOCATION This comfortable house is located just blocks away from 3 major hospitals and NuLu/Market St. Conveniently located and centered between Bardstown Rd and the Highlands making it easy to get to the Yum Center, Lynn/Slugger Field, Expo Center, Churchill Downs, and many other attractions Louisville has to offer. Short Uber to everything Louisville! So, what's nearby? . Porch Kitchen & Bar - is about 9 mins walk . Lynn family Stadium - is about 6 mins drive . KFC Yum Center - is about 8 mins drive . Baxter Avenue Train Station - is about 3 mins drive ● LIVING AREA Modern, spacious living area with fashionable decorations. Perfect for connecting with friends and family. It has a 70” smart TV with a cozy comfy sofa to enjoy any streaming service. ● KITCHEN The newly remodeled open kitchen is equipped with fine white-painted cabinetry with plenty of storage space, a coffee maker, refrigerator, stove, microwave, other cooking basics, and needs. ● BEDROOM The charming master bedroom and en-suite bathroom take up the back of the house and are filled with tons of natural light from large windows, which can be curtained shut for privacy. The second bedroom is well-appointed/arranged and provides a feeling of open space and natural flow which will make you feel right at home It also contains a desk in the corner, perfect for anyone looking to work from home. ● BATHROOM The bathrooms are stocked with toiletries (shampoo, conditioner, and body wash), plush towels and washcloths, and a hairdryer. The first bathroom is an en-suite located in the masters bedroom. It contains a shower/tub combo which is perfect for families who need to bathe their young ones whilst the other one is attached to the family room, just steps away from the front bedroom. ● PARKING There is private off-street parking for two cars behind the home, as well as plenty of street parking in front of the house (we have never had an issue finding a spot) making accessing the home easy. ● ADDITIONAL AMENITIES There is an in-unit washer-dryer, the backyard fenced in with patio seating and a corn hole/bocce ball area, a fire pit, and picnic table, high-speed WiFi, and Smart TVs with streaming apps. Guest Access: The home is a private space for guests to use - this is not a shared space. Getting Around: This home is central to all of the downtown restaurants and bars and walking distance to 3 downtown major hospitals. Centrally located to everything going on in NuLu, Germantown, Churchill Downs, Logan St Market, Butchertown, Frankfurt Ave, and Bardstown Rd. Short Uber to everything Louisville! Other Things to Note: License Number: LIC-STL-21-00661 ● HOUSE RULES ● Please make sure that you go through the house rules prior to booking. PETS: (dogs/cats) are allowed for an extra pet fee of $100/pet with a weight limit of 50lbs. Only up to 3 pets are allowed. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property. SMOKING: We do not allow smoking inside the property or in outdoor spaces. There will be a smoking fine of $300 if there is evidence of smoking at the property. NOISE: Please observe quiet hours after 9 PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. DAMAGES & LOSS: We love our home and would truly appreciate it if you could treat it like your own. You will be responsible for any damages or loss to the property. Please advise us of any damage or loss immediately. LATE CHECK-OUT: In the event of a late check-out that is not agreed upon by the hosts, fees do apply. Paying the following fees does not entitle you to extend your stay without host permission. Late checkout of 30 minutes to 1 hour- $50 Late checkout of over 1 hour- rate for one night (equal to the average nightly rate) VISITORS: You can have people over, but please ask us beforehand - we won't say no - we just want to be aware of who will be at the house. **Please note that when you reserve this property, you are consenting to comply with all the regulations and guidelines specified in the listing details. Failure to adhere to these rules will lead to a penalty of $500.00, which will be debited from the credit card used for the booking. Interaction with Guests: I will be available to guests upon request.

Really a nice little place but sandwiched between two very undesirable kind of homes. Conveniently located to all the Gray stuff in the Highlands and off Baxter the really nice areas but still a little bit too far away to feel comfortable. Not NULU That is in my humble opinion. Otherwise, the owners or hosts are amazing. Everything was great. We had no issues or problems just a little turned off by the local area.

The location was great for access to the Nulu area: restaurants, breweries and shops. I would say almost ideal for brewery lovers that want to enjoy a convenient neighborhood location to a local brewery spot. Parking on street was simple. The neighbors were a bit noisy and sitting directly on the front porch of the property when we checked in. Also a neighbor was up all night shoveling rock in the back alley for some reason. Some additional things to consider before booking include: 1. Day of access instructions included a link to a video on how to unlock the property and the link did not work 2. Property management company does not have a secure way to upload confidential documents such as photo IDs 3. Musty aroma of the property hits you in the face as soon as you open the door. If you have allergies beware - the smell of the property kept me up most of the night and caused congestion 4. The price point is very high for what you get. Overall it seems to be a DIY rehab property - nothing wrong but not quite as good as the photos make it out to be in the end.

This property is an older, small home located in a local's neighborhood. We loved having a grill and a backyard, though there were some boisterous neighbors from time to time. Great and clean beds and awesome shower. Some spices available in the kitchen, which was nice. Recent remodeling made for nice clean bedrooms and bathrooms. Because it is an older home in a humid climate, though, the forced air heating and cooling was a bit dusty and caused some allergies for us (made worse, I'm sure, by the fall weather). The host was incredibly kind and responsive- even nice enough to bring us an air filter to help with the dust in the air. It was about 1/2 mile walk to NuLu where there are some awesome restaurants, and a little over a mile to downtown and the convention center where we had business meetings. Also a close walk to U of L hospital system.

Area is a bit suspect but once inside, felt safe and cozy. Decor is tasteful and updated. Back patio table is a huge plus! We'd stay here again.

The property is absolutely beautiful! I was shocked at how close we were to everything.Most things were walking distance! The host was very helpful and patient through the entire check in process even though I didn’t arrive until 2AM. I would choose this property for every single one of my trips if I could.
