When we arrived, we met the owner - a very friendly woman (originally from the USA, so she spoke English - which is what we needed - we don't speak any Italian). She has renovated this property to high standards - keeping the old-world charm while adding modern amenities - Air conditioning, showers with doors (not in every bathroom in Italy).
Location is in the old town - easy walking distance to attractions, restaurants, shopping.
Rooms were very clean, soft + newer beds, small kitchenette, refrigerator. New+clean furniture. Quiet during our stay.
Everything exceeded our expectations. While we were there, the air conditioner in the one bedroom started to leak into the bedroom/hallway (clogged condensation tube??). No problem - every building and all equipment occasionally fail during their lifetime, so it's going to happen at some point. We just happen to have caught the moment that it did. Fortunately, the air conditioning in the living room was powerful enough that I could turn off the leaking air conditioner and we still stayed comfortable (despite 95 - 100 degree F temperatures outside).

Fast check-in and room was already available early in the afternoon. The room was very nice, clean and spacious. The location was top.
