Excellent, well-designed apartment, ideally placed for Edinburgh city centre and Leith. Neat, compact open plan arrangement. Excellent host, who, when I had not responded to online messages confirming I had received the entry details, made a point of following up by text just to be sure.
Tall people like me will find the bathroom mirror is a bit low, but this is outweighed by the fact that the bathroom has been designed and installed to be fully accessible.

It's a small modern studio apartment. Check-in and usage information were clear and helpful. We liked that it had proper kitchen with microwave, toaster, electric kettle and utensils. Also liked that it had proper dining table to eat at. The bed and beddings were comfortable. The couch with pillows was also comfy. It was also mostly quiet, only the upper neighbour could be heard. It's a nice neighbourhood, in walking distance (20mins) from the train station and the city center. There is a bigger Sainsbury and Lidl under 10 minutes too. I would say it's a good value for the money, especially in Edinburgh.
Before arrival there was a bit of confusion with the paid city tax vs Edinburgh visitor levy but luckily that was resolved quickly with the help of Booking staff but clearer info on that would have been nice. The windows, as others have already mentioned, can't be opened properly and the temperature in the room was a bit weird. Even though the heater setting showed 24/25°C the towels didn't get dry unless it was switched on for a while. Since toilet papers can only be bought in pack, it would be nice to provide enough of that, so the guest didn't have to buy uneccessary more.

Proximity to The Royal Mile and Holyrood Palace. We liked having the kitchen and laundry.
The room we were given was the storefront unit which we entered directly from the street. Unfortunately it was on a very noisy corner with pedestrian and vehicle traffic going by at all hours of the day and night making it difficult to sleep. On two nights of our 4 night stay we had people from the bar next door outside on our doorstep smoking and talking. The double bed was shoved against a wall and was not comfortable for two people.
