Location excellent for walking around Hawick; clean and pleasant; bathroom and equipment all worked. Key box/check in also functioned OK. Tea and coffee and kettle provided.
Website mentions kitchenette and lounge: I never found either so either they need labelling or website needs amending.
No curtains, and blinds thin (and missing one panel) so didn't keep light out and sleeping difficult.
Car parking on adjacent streets confusing.
I'd have liked a water glass (or 2nd mug)

The building is a traditional one, modernised. It was clean and comfortable and secure, and very conveniently placed for the main shopping street. The owner responded to queries via the Booking.com app (like when the hot water failed), but we did not meet him in person. There were about 6 small rooms on at least 3 levels. Our own shower and toilet were off the bedroom, but there were no cooking facilities at all (except a kettle).
The laundry machine got a mind of its own one night and kept going after midnight, disturbing our sleep in room 6, below it, for a while. We told the owner and he was trying to work out why.

Only Hand towels provided?? - No Bath towels????
Mish mash furniture cluttering the whole room
Chipped desk that didn't match the rest of the furniture that looked like it had come from a gumtree free ad
Hard to reach charging points/plugs - electric plugs need to be moved to a higher easy to reach location.
If these points above where addressed Eg. disgusting desk removed, charging points made accessable & proper towels supplied for guests i would have given a positive review unfortunately it didn't live up to expectations we even considered just driving straight back home!!!
