Late checkout requests must be submitted in advance – we do our best to accommodate when possible. - Operating hours are from 11 AM to 8 PM. For any urgent matters outside these hours, please feel free to reach out. If your concern is not an emergency, we kindly ask for your patience until the next morning. Please rest assured that any issues will be promptly attended to and resolved the following day. For non-urgent inquiries or concerns, you can also send us a message, and we will get back to you promptly the next day. - No smoking allowed at any time inside the house and in the patio. If we find any smell or traces of smoke you’ll be subject to a $500 fine. - No drugs. - Please be careful with furniture, décor and house items – some are pieces of design and we will charge for any damage. - This is a quiet residential neighborhood – we ask our guests to keep noise at reasonable levels and respect quiet hours after 8pm. No exceptions. No amplified sound nor live music. - Parties are NOT allowed. Breach of this rule will result in $2,000 fine and/or eviction. - No unregistered/unannounced guests. Presence of unannounced/unauthorized visitors or guests is considered breach of the house rules and will result in extra penalty fees from $250 per guest and/or eviction. This is our home and all we ask is to be honest and open about your plans, and communicate with us! - Filming, Photoshoots and production activities are welcome. Depending on the size and length of the event additional charges may apply. All productions (including small/student projects) must be approved with the host prior to booking. Unauthorized production will result in $2,000 fine and/or eviction. - We are not responsible for any accidents, injuries, or illnesses that occur while on the premises. - Although this is a very safe neighborhood, we are not responsible for the loss of any personal belongings or valuables during your stay. - If we find any item left behind we do our best to reach out and coordinate for restitution, but we are not responsible for your items. - When leaving the house during your stay and when checking-out, please make sure to close and lock all the windows and doors, and switch off all the lights. - Pets are welcome! If you plan on bringing pets please inform us before booking or at least 1 week before check-in as there is a surcharge. Usually it is $50 per pet per stay maximum 2 pets, depending on the type of pet and size. - Please clean after your pet. - The gardener comes once a week. They have access to the outdoor areas of the property. Guests are not entitled in any way to request extra services or deny them access to the property.

My sisters and our families were looking for a nice safe and comfortable place to stay all together for our visit to Universal. Our hotel we stayed at for Disneyland was WAY too far away from Universal studios Hollywood to be convenient. So we booked this 4 bedroom in Valley Glen. Mike and Julie were very quick to respond to all my questions and concerns. The house is a quick 10 minute drive to Universal Studios! This house is GORGEOUS! Raised ceilings, jacuzzi bathtub, best soft sheets and bedding ever. You’ll get a great nights sleep here. The flat screen TVs all stream your favorite services. The hot tub in the back was great. We appreciated the kitchen! Huge kitchen! And 2 very large tables that fit all of us. The bedrooms all have pullout mattresses underneath for extra. Kids safety plugs. Would definitely return! Thank you so much for a wonderful 2 nights.

The hosts were great and this was 10 minutes away from Universal Studios which made it convenient for us. The problem is that the house was not cleaned thoroughly (hair everywhere in the bathrooms, dingy bathmats, coffee table was very messy, dirty dishes and food left over from the previous guests) which meant I had to clean up when we checked in. Also one of the toilets was clogged and the main light out in the powder room. We were out of the house from 9am-10pm each night so it wasn't a huge deal. Also there were no oven mitts and there was a camera in the living room which did make me feel uncomfortable. Value was good, I would stay again if it was kept up more.

We picked this VRBO for a visit - proximity to Universal Studios was important, and not too far from SoFi as we were attending Chargers/Bills game. Property was very clean and as advertised. We didnt get to use the hot tub, because it rained the entire stay, but the house, and grounds were very nice. We spent time in converted garage watching TV, which was cool. The agent was responsive to our emails. A couple minor things with the house, but nothing that changed the quality of our stay. All in all was a good stay. We were a bit concerned with neighborhood at first, but it was very quiet and met a couple neighbors who were very nice.
