Overall, we had a pleasant stay at 929 Villa Kundasang. The house is beautiful, clean, and comfortable. The location is very strategic, right by the main road, with convenient parking available. The villa is also spacious and suitable for family gatherings. (Google)
* There is no washing machine provided, which may be inconvenient for longer stays.
* Extra mattresses require an additional charge.
* The BBQ area is located downstairs, making it less convenient for families who want to relax together, as it requires frequent trips up and down the stairs.
* During rainy weather, the BBQ area is exposed to wind and rain. Installing side curtains or protective covers would help make the area more comfortable and usable regardless of the weather.
* The water heater was not functioning during our stay. The water was very cold, which was especially challenging for families with young children, given the chilly weather in Kundasang.

The unbeatable view, you can see Mt Kinabalu from the communal balcony.
The unit is situated next to a river, which unfortunately had a strong smell and murky brown water. We later realized the odor likely comes from the nearby cow farm up the road, which also explains the persistent presence of flies, especially in the mornings and afternoons. The property is located right by a main road that leads to the farm, and it sits on a steep incline. As a result, there’s frequent noise from cars and motorcycles struggling up the hill. Two of the bedrooms are positioned directly next to the road, and the traffic noise significantly affects these rooms—from early morning until late at night. If you have elderly, possibly not suitable for them.
