Self check-in worked without issue. The manager of the guesthouse responded immediately, even at midnight. Customer service was excellent and the location was quite accessible from Incheon Airport even by foot.

The building is in a location where having your own transportation is essential. I drove there myself. It would be interesting to watch how local taxi drivers — especially those going there for the first time — would find the right house, given the address confusion
Checking into a guesthouse in Korea is always a quest, during which you inevitably find yourself deeply studying the owner's limiting beliefs. In my case, it turned out that check-in had to be strictly before 10 PM, even though Booking.com does not impose such restrictions when selling the booking. The biggest challenge was finding the guesthouse building in the dark, located somewhere in the area of the address listed on the booking service. In other words, the guesthouse is not at the address provided on Booking.com!
Furthermore, during check-in, a categorical prohibition was announced against eating in the guestroom. At first, I thought this meant a total ban on bringing any food or drinking water into the guesthouse premises, since the shared kitchen did not allow me to boil water or heat up food. There was no microwave. I was beginning to think I would have to eat breakfast in my own car, but then I saw photos of people eating something while sitting at a communal table, and I realized that I could bring water and food from the car and eat them right there where others were doing the same. Fortunately, it was +10°C outside and not -5°C — otherwise I would have been forced to gnaw on ice and frozen food.
