Beautiful house in a fabulous location.
Just a point to note but our overall feelings were very positive.The bathrooms could have been more modern. Our toilet wouldn’t stop flushing and the downstairs shower was quite small.

The property is just stunning and is very well-maintained. We especially loved the pool. It's a short walk to the town centre and to the train station for 1-hour trains to Florence, Lucca and Pisa. If you're looking for an affordable villa holiday in Tuscany, this is it.
These are not negatives, just two minor points to be aware of, as I couldn't see them on the listing:
1. You will either need to pay for damage insurance or a deposit refunded 7 days after your stay. (Also city tax but this is normal across Europe.)
2. The toiletries/dishwasher tablets provided are basic. If you plan to stay more than 2-3 days, it is best to bring/buy your own.

Villa Lilli is a grand villa in a fabulous location. There was plenty of room for two families. It is ideally situated to walk to restaurants and shops. Additionally, there is a big park behind the villa which was wonderful for walking our dogs. The location in town gave teenagers the freedom to walk into town to shop and get gelato. The pool was lovely with lots of outdoor seating. Communication with the property managers was friendly and they were very accommodating when we changed our arrival time.
The living room and kitchen would benefit from air conditioning though each bedroom had air conditioning. Hand soap should be provided in the bathrooms and kitchen. The sun lounge chairs stained a bathing suit and the white pool towels provided. These areas for improvement are simply suggestions and I still feel this villa is the perfect choice for a stay in Montecatini.
