A large sunny living room opens to a chef`s kitchen with induction range. The upper deck offers outdoor dining and connects to the pool deck below.

The MAIN LEVEL includes 3 ensuite bedrooms, a sun room, and a half bath--

The PRIMARY KING ENSUITE is a spacious retreat with lake views from each window.

KING BEDROOM 2 opens to the deck and offers backyard and lake views.

QUEEN BEDROOM 3 looks out over the garden with additional lake views.

The 4th ALCOVE on the LOWER LEVEL has 2 full size beds, queen sleeper sofa and additional TV room that opens out to the patio, pool, and hot tub.

The saltwater pool is open Mar-Nov. The hot tub is open year round.

Walk down to the boat dock where you can swim or fish. Our cove attracts anglers.

This is our own place that we love and cherish. We`ll keep the garage and owner`s suite locked, but you`ll have access to everything else the lakehouse has to offer.
Please take care with our house.
No parties or events. Only named guests with ages provided are permitted to be at the house and pool. Quiet hours are 9pm until 7am. Children must be supervised at all times.

4 cars max in the driveway. Park only at rear of driveway.

Garbage must be bagged in trash bins at driveway.

Do not move the furniture or unplug any items. Do not bring glitter, confetti, taped decorations, dye, or anything else that requires additional cleaning, or you will be charged $500 additional cleaning fee.

PETS:
Pets are not permitted. The area has wildlife that pose a risk to pets, plus we have family with severe allergies. Any pets brought by Occupants or their guests will result in immediate cancellation of booking with no refunds given.

POOL & HOT TUB:
Use pool and hot tub at your own risk. No lifeguard on duty. We are not responsible or liable for any actions or events that take place in the pool, hot tub, or lake by Occupant or their guests. No glass on the pool patio, hot tub, or pool deck. No food or drinks in the pool. Occupant agrees to pay $500 fine if glass is found. Do not sit on hot tub cover and keep lid closed when not in use.

INSURANCE:
Occupant is encouraged to purchase travel insurance as neither Guest’s personal property nor travel plans nor rental vehicles are insured by Property owner or host. We abide by our cancellation policy.

NO SMOKING FEE:
Smoking is not permitted. If violated by any guest during the Rental Period, Occupant agrees to pay a $500 fine.

SECURITY:
Three cameras are located on the exterior of the property for added security. 1 at each front door and 1 over the garage door. There are no cameras inside the property.

NO PARTIES or EVENTS:
More guests than listed in the reservation will be asked to immediately vacate by owners or police without refund. This is a quiet neighborhood; loud noise and music, profanity, or obscene behavior will result in immediate cancellation of booking with no refunds given.

HOME MAINTENANCE, REPAIRS, ASSESSMENT OF DAMAGE:
If the house requires maintenance or repairs that need to be done during your stay, maintenance may enter the home with an hour notice. In the event of an emergency, no notice may be given. Lawn care, pool and hot tub maintenance occur weekly without notice.

PRIVATELY OWNED:
Our house is privately owned. Sometimes appliances or household systems (HVAC, plumbing, hot tub, etc) may unexpectedly malfunction. We will do everything in our power to address any functionality issues as quickly as possible, but we cannot offer refunds, cancellations, or alternate accommodations for malfunctions unless the property is deemed uninhabitable.

PESTS:
It`s the south and occasional pests may be found inside the home during your stay. Please do not leave doors open or food or drinks out. Tell us if any pests are found during your stay so we can address immediately. We don`t kill bees or other pollinators.

INSPECTION:
Occupant agrees that they will perform an initial inspection of the property and report any damage to the host before the end of the first day`s booking. If no damage is reported to host during this time, host will presume the property was free from damage at the time of check-in.

REFUNDS for CANCELLATIONS within cancel period. If a booking is cancelled and a refund is issued, it will be net of original payment minus 6% for payment processing fees.
