Nestled in Cotswold District, this attractive house for $493 per night is a fantastic choice for your next break. This house is truly one of a kind. Located on the popular Lower Mill Estate, with stunning views and direct lake access from the lower balcony, with 4 kayaks for use. The house includes access to a spa, outdoor swimming pool, tennis courts, water sports, nature walks, restaurants, pubs and many more. Located on the 450-acre nature reserve in the Cotswold’s Water Park, this is the perfect base to explore more of the Cotswolds or simply stay on site and make use of the included amenities. Key Features: ● 2 Large Balcony’s with Lake Access ● 4 Kayaks to use (at your own risk) ● Spa and Estate facility Access ● Log Burner ● BBQ ● Free On-Site Parking for multiple cars Ground Floor: This house is a bit of an upside-down house, which ensures the greatest views for the main living areas and private balconies for two of the bedrooms. Upon entry you’ll find a boot room with life jackets and any other household bits and bobs you might need. Master Bedroom 1: Overlooking the lake, you’ll find our first master bedroom suite. This room has patio doors to the lower terrace and some incredible views, it also has a smart TV with access to Netflix. The flexible bed setup means it can either be a king size bed (default setup) or two singles. Please request in advance if you require the twin bedroom setup. Ensuite Bathroom: the master bedroom also has a large bathroom, including a bath with an overhead shower, toilet, basin, and heated towel rail. Bedroom 2: The second double room on this floor also has balcony access. With a king size bed and beautiful views this room is a perfect spot to spend the night. From the bedroom patio doors, you can find immediate access to the lake and included kayaks. Family Bedroom: On your right as you enter the home is the family room, this is ideal for kids. The room has a small double bed with a single loft bed above it and an additional single bed in the corner. This room also has a smart TV ideal for kids’ entertainment early in the morning. Shower Room: The family shower room is also on this floor ideal for the bedrooms. It has a shower cubicle, electric towel rail, toilet, and sink. Terrace/Balcony: This is a fantastic spot in the property. Access via bedroom one or two or from the spiral staircase from the balcony above. This is just above the water, with a gate leading to the family’s 4 kayaks (you are welcome to use them at your own risk). This is also a great launch spot if you have a paddleboard with you. There is also a large dining table to enjoy some al fresco dining or simply enjoy the view on the outdoor swing. First Floor Open Plan Living Space: The first floor has an amazing open plan kitchen, dining and living space, perfect for entertaining or simply enjoying the views and relaxing. The Kitchen: Fully equipped with Nespresso Compatible Pod machine, breakfast bar, electric oven, gas hob, microwave, fridge/freezer, dishwasher and washing machine. Dining Area: The dining table can comfortably seat 8, if there are 9 of you staying then you can fit an extra person on the bench seat, there's also an outdoor dining table on the lower balcony. Living Room: With large glass doors looking out over the lake this is the perfect spot to stay cosy and enjoy the view. The home has a beautiful wood burning stove (firewood provided for first fire), smart TV with access to Netflix, and a selection of board games. The bifold doors open onto the most amazing terrace. Terrace/balcony: Overlooking the lake this terrace has the most incredible views. Equipped with a BBQ and a table and chairs, the spiral staircase leads you to the lower deck which has an outdoor dining table. Second Floor: Master Bedroom 2: We’ve called this the second master bedroom and whilst it doesn’t have its own lake side access it is privately tucked away on the second floor. This spacious room has a large king size bed and private ensuite. Ensuite Shower Room: Shower, toilet, sink and electric towel rail. Lower Mill Estate access: When you arrive at the property you will receive a card which gives you access to all the private Estate’s facilities, these include: Art Spa (indoor and outdoor heated pools, eco-pool, sauna, steam room, gym and treatments which can be arranged), open water swimming lake, tennis courts, MUGA play area, outdoor playground, trampoline, lakes and on-site water sports equipment and bike hire. (Hire of water sports equipment and bikes are charged additionally at the rental shop). The Estate is striving towards being carbon-neutral by 2030, with its main focus being respecting and enhancing nature. This is a brilliant spot for birdwatching and wildlife spotting as the nature reserve has worked hard to rewild and encourage new species to the Estate, some of which are unique to the Cotswolds. Contact us for a wildlife calendar so you know what to keep an eye out for during your stay. Please note the Lower Mill Estate is a nature reserve and has strict rules about noise and loud parties. Loud noise is not allowed on the estate after 10pm, this is enforced by security. Stag and Hen parties are not allowed. The Spa and most other Estate facilities are complementary but please note they are separate entities and not owned or managed by the owner. This means the owner is not responsible or liable if the Spa or other Estate facilities are closed or restricted or unavailable during your stay. The spa does not provide towels so if you wish to use the spa or pools, please bring towels from home with you. You can book the tennis courts by adding your name to the clipboard by the court. The owners have tried their best to make the property child friendly, with stairgates on all three staircases. The gate to the lake cannot have a lock on it but does have a very stiff latch. All doors are lockable leading out to the balconies. This property is not pet friendly. EV chargers are on the Estate and just a short walk from the house. Special Requests: We have a travel cot and highchair on site, please contact us before your trip to arrange the setup. (Travel cot bedding not provided and only a standard travel cot mattress).
