The place was very cosy and close to home felt like we were literally staying at home .the ground floor was very spacious and big had plenty of moving space cupboard and stable to sit around and on .the bed were very comfortable slept like a baby .family were amazed with the property the cottage looked wonderfully inside and out .also plenty of parking space .the cottage was equipped with the basic amenities iron hairdryer kettle and coffee and tea essential ..although the cottage was fully booked out has upto 6 rooms it only seen like it was just us at the property couldn't hear anyone else going in or out even though the open space car park had more cars at the property.we booked two room one ground floor and upstairs each room booked had it on ensuite but as having 8 of us with two toilets to share and que up we were in luck as their was also a shared toilet and bathroom on the first floor which saved us .:) I would deffo visit this place again and stay and would recommend other to try to place in Manchester .definitely value for money and a great night stay .

1) I wish there was somewhat a late check out time like 11ish or midday 2) I had 2 teenagers with me at the property aged 10 and 13 didn't realise after I made the booking it stated no children allowed at the property as we were travelling as a family up to 8 people didn't know what to do but to bring them along with us and hope for the best . But in all fairness there Was nothing NOT to like about the property .we LOVED it .

Great location not far from the motorway. Lovely clean & tidy room on the ground floor with ensuite was very spacious with comfy king size beds. Plenty of complimentary tea, coffee, sugar & milk for our stay. WiFi was good. Plenty of sockets near the beds. Lovely big TV in the room. Plenty of clothes storage in the room.

The floor in the bathroom needs replacing because it was very warped and difficult to walk on. The gate to enter the guest house car park was not closed on a night, so it was not very secure parking. There was alot of young adults staying while we stayed there, banging doors and loud talking in the hallways through the night. Folding table in our room was very dirty and we had to wipe it 3 times with wet wipes to get it clean before using it. .

The room was comfortable and adequate. Nice to have a fridge freezer in there as well. Beds were comfy. Location was great.

The owner caused a lot of stress at the start of our stay. Communcation was via the booking.com website. We phoned up the owner to ask if they could send us the key code by SMS text message instead of /as well as via the website, as we wouldn't have access to internet while we were there. The lady said that she wouldn't/couldn't send the keycode by text as "I just press the button on booking.com and it goes out to you". I asked if she sees the code before it goes out and she confirmed she does, but still refused to write it down and send it to us by text. When we got there, it became clear that the code wasn't generated by booking.com (as we had assumed she meant) but was supplied to booking.com by the owner. I still can't understand why the lady point blank refused to text it to me! The lady was adamant that we had to resolve it by speaking to booking.com. Booking.com is a monolith. They don't publish a customer services phone number. I went round and round with the AI chatbot on the site because it kept saying I had to resolve it with the owner. I called the owner back and she just kept telling me to speak to booking.com. I managed to google a phone number eventually (now half an hour late for leaving home to start our journey). That phone nunber turned out to be for new bookings. The guy on other end gave me a customer services number which was another AI chatbot. Finally got put through to a human in a call center in India (at this point we're calling from the road as we couldn't afford to wait any longer). The lady was very helpful. She told us the owner had sent the keycode (not by text, despite the fact that we BEGGED her to do so). But because it was over the phone, she missed out the "#" at the end of the code and we locked the door through 3 wrong attempts when we got there.
