Location is the best quality of this property. If you don't need all the amenities of a recognizable hotel brand and just need a place to sleep and shower, this is a great option.

We enjoyed our stay in this sweet hotel in the heart of the Xochimilco aquaduct area. The hotel is located down an alley with very little vehicle traffic which feels very safe to walk and explore. It is easy walking distance to many of Oaxaca's central tourist areas, and close to bus corridors. Easy walks to Reforma, Centro, El Llano, Jalatlaco, great restaurants, cafés, and mercados.
The hotel is very clean, and they offer to clean every other day. The staff is kind, accomodating, and offer assistance. The check in process is virtual, and most communication is electronic (unless you catch them while they are cleaning). All necessities, such as garrafón water, towels, soap, shampoo, instant coffee, basic cooking utensils, etc were available.
There is a nice shared living room and outdoor patio area.
I highly recommend this spot as a great place to be close to the vibrant center of Oaxaca.

We had a fantastic stay at Bokatrip Xochimilco. The room with the balcony was lovely for opening up the doors admiring the view while having some coffee or tea in the morning.
The hosts are super helpful offering help with anything at all you might need during your stay including giving recommendations for various places in Oaxaca. The cafe they recommended (Chepiche Cafe) is a lovely hidden gem that we had a delicious cozy breakfast at on our first day.
A little water did get underneath the balcony doors before our stay due to an extremely heavy rain storm, but the staff were super helpful. They offered for us to switch rooms and even showed us all of the other rooms. However, we decided to stay in the room and just use some extra towels the host gave us to absorb the water. We had no issues with water the rest of the trip even during some heavy rain.
There can be a bit of a lack of hot water if there are other guests showering first in the mornings but you don't really need that hot of water most of the time anyways.
Bokatrip Xochimilco is in a fantastic location far away from major roads with lots of noise, is close enough to the center of the city to be walkable without all the hustle and bustle of the center, and is in a lovely neighborhood with character and charm with all of the murals and colorful buildings.
We would be more than happy to return to Bokatrip Xochimilco next time we visit Oaxaca.
