perfect location especially when going to co op live, within walking distance. safest i’ve felt as a solo traveller in a shared house setting. owner answers inquiries straight away, and handled a minor problem with the front door not unlocking late at night straight away.
no complaints, perfect place to spend the night after an event.

Close to the COOP arena. Easy to get too. 6 mins in a taxi to Piccadilly Station.
The walk back through the local estate was a little off putting. Some right characters hanging around.
The room itself was ok, not the cleanest but ok for a night, but our stay was let down by a couple of things.
It's worth knowing before you book that this is more like a shared house set-up - bedrooms have their own locks, but you're sharing common areas with other guests and some more permanent residents, their belongings are in the stairwells and in the kitchen, which felt a bit unusual and less secure than a typical self-contained booking.
More seriously, we got back around 11pm and had already gone to bed when at 11:30pm an unknown number rang my mobile and turned out to be the owner, asking me to go down and let other guests in because the front door was broken. I had to leave my daughter alone in the room, get out of bed, get dressed, go down three flights of stairs, come back up for my phone once I realised it needed the app to unlock the door, and go back down again to sort it.
This isn't something a guest should be asked to do, and it meant leaving a child unsupervised to fix a problem that was the property's responsibility, not mine.
The room and location were otherwise decent, but being used as unpaid night-time security isn't something I'd want to repeat.
