1.4 acres of woody, quiet, privacy a short drive to iconic Woodstock / vibrant Saugerties, as well as Kingston, Rhinebeck, New Paltz, Hudson, Red Hook - restaurants, art, music, shopping.

2 story house with open plan living/dining/kitchen -- stairs inside/outside. Beams with sunshine and views of trees from every window. Quiet and relaxing, high ceilings, huge windows, lots of natural light, hardwood floors throughout.

2 bedrooms/2 full bath - 1 king bed downstairs with full bath; 1 queen bed upstairs with full bath.
If necessary, additional sleeping with air mattress (queen) or featherbed (full size) for kids

Strong WIFI and reliable cellular service. Separate office

Equipped kitchen, BBQ, fire pit, fire place

2 decks - downstairs/upstairs (stairs inside and outside), fire pit, enclosed veranda

Yoga, meditation spaces - indoors and outdoors

Access is to full house and land, with opportunity to use nearby walking trail and creek with swimming hole (no drive needed)

Relax and enjoy! Please respect the quiet environment and tranquility of the space and land.
Total maximum 5/6 people, house for quiet enjoyment/small gatherings only, no parties

No smoking or candles indoors. If using outdoors, please clean and be extra careful with fire safety (see below).

No animals of any kind.

Please be careful with food and scents outside -- clean food, incense, lotions, or even crumbs outdoors (wipe all surfaces and bring everything inside) -- if not, the animals will come! Please be extra careful with the fire pit outside, the BBQ and using the fireplace indoors, never leaving fire unattended and ensure to extinguish all flames and embers before leaving unattended (indoors and outdoors). See NY Dept of Environmental Conservation website on air-quality and open-burning For use of the BBQ and outdoor heater, please turn off propane when not in use.

VRBO registered overnight guests may access the communal trail and creek down the road from the house. The use of these grounds is only for members and permitted/invited guests of the homeowners association associated with the property. All persons entering this communal property do so at their own risk and by entering these grounds invited guests agree to release and discharge the homeowners association and its individual members of any liability for injury, loss or damage.

Families with accompanied children are welcome, noting there are stairs and no special childproofing.

Packing List:

Bathing suit (summer or in case you go to a place with a pool or jacuzzi year-round)
Flashlight (nighttime is quite dark unless a full moon or snow is covering the ground)
Extra bug spray/insect repellant (summer)
Hats (according to seasons)
Long pants (year-round, including in summer if walking in woods)
Mat for yoga or exercise/stretching (there is space downstairs devoted to this or outside)
Sunscreen / sunglasses (summer but also if you enjoy the direct sunlight in living room year-round)
Umbrella/rain boots
Walking/hiking shoes, rain boots, or snow shoes for walks
Water shoes (for creeks/waterfalls)
