Sensational views of the Remarkables and planes taking off and landing. Friendly and approachable staff and well organised communal kitchen.
The bathroom heater in our room didn't work, making it quite cold to use. There was a digger on a neighbouring property breaking up bedrock, creating an annoying reverberating noise during work hours.

Great views and visual amenity. Rooms are comfy, and has most requirements. Some parking. Overall location is good in between Queenstown and Frankton. Good sized kitchen and living - but not much places to sit.
Parking can be difficult - driveway is super steep so beware; I am lucky I had a 4WD hire car which helped getting up it. Being parked in and communication with fellow house guests (who come and go randomly) was the more difficult part. Not having a car would make this EXTREMELY difficult to get to - can be quite a walk to the bottom of the hill. Upstairs bedroom (with bathroom) is good but the bathroom is quite cramped (for a 6ft2 guy!)

There wasn't enough parking spots for the number of rooms. This seems to be a problem in this area - we had to park some distance away on a couple of occasions.
