The outdoor space - a lovely big outdoor kitchen and firepit- great for barbecues and toasting s'mores. A great view of the mountains - lovely to sit out and take it all in. The location - just beautiful in the mountains; a short walk from the Soca river; a 15 min drive from Bovec. Bovec is a great place with lots to do - we did white water rafting and Supping. There is an outdoor pool - quite chilly but the children still went in. They found some inflatables and had a lot of fun trying to stay on them! A very fast flowing stream right next to the property - very relaxing sitting and listening to that.

I booked a 4 bed house expecting 4 bedrooms but on arrival only 3 were open. Because I'd only booked in 5 people, it was presumed I'd only need 3 rooms. My booking said '4 bed house'. I have 3 teenagers who I wanted to have their own rooms and everything stated 4 rooms. The matter was resolved when the owner turned up after lots of discussion and the 4th room was opened for us - but this is a cautionary message for anyone else booking 4 rooms with less than 7 people as nowhere on Booking.com does it state this.

​Das Haus an sich ist wirklich sehr schön und großzügig geschnitten. Die Außenküche mit Grillstelle ist fantastisch und die Lage – praktisch direkt an den Soča-Trögen – ist toll.

Leider gab es während unseres Aufenthalts einige wesentliche Punkte, die den Gesamteindruck stark getrübt haben und über die zukünftige Gäste Bescheid wissen sollten: ​Warmwasser-Engpass (Kapazität unzureichend): Das Haus wird für bis zu 8 Personen angeboten. In der Praxis war das warme Wasser jedoch bereits nach 1,5 Personen komplett aufgebraucht, obwohl wir normal geduscht haben. Für mehrere Gäste oder Familien ist das schlichtweg unzureichend. ​Unzuverlässige Kommunikation & Service: Die Kommunikation mit der Vermieterin war sehr schwierig und unzuverlässig. Mehrfache Ankündigungen (wie das Bereitstellen eines Staubsaugers) wurden schlicht nicht eingehalten. Zudem fiel das WLAN tagelang aus. ​Wichtiger Hinweis für Hundebesitzer: Das Anwesen liegt direkt an einer Passstraße. Gassirunden sind nicht möglich, ohne diese Straße zu überqueren. Zudem wurden nachträglich sehr hohe Zusatzgebühren pro Hund und Tag verlangt (ca. 25–30 €), deren Berechnung unklar und intransparent blieb. ​Eingeschränkte Hausnutzung: Obwohl das Haus mit vier Schlafzimmern gebucht wurde, wurden alle „nicht genutzten“ Zimmer einfach abgeschlossen. ​Mangelhafte Grundausstattung: Die Erstausstattung war ungenügend. Es gab nicht einmal zum Start auf allen drei WCs Toilettenpapier, und auch Verbrauchsmaterialien wie Spülmaschinentabs waren kaum vorhanden. ​Fazit: Ein Anwesen mit viel Potenzial in toller Natur, das jedoch aufgrund von technischen Mängeln und dem unzuverlässigen Management derzeit nicht zu empfehlen ist.
