Very close to the airport. As someone who likes to walk if I can, I was pleased to see that it was possible to walk along a shared pedestrian/cycle lane to Fiumicino.
And conveniently, I passed two medium sized supermarkets.
The single room was a good size with everything I needed to relax after a long day.
The bed was very comfortable and I had a good sleep.
Although the private bathroom is outside the room it is very well set up and the shower was great with plenty of hot water and towels.
And although the kitchen is shared it is very well stocked with every type of cooking facilities I wanted, and more.
The breakfast was already in place and just what I wanted and though the coffee machine took some figuring out, because it was an unusual design to me, it was a joy to use, and one of the best coffees I have had from a machine.
Overall a very nice place and a very restful night.

Alloggio molto spazioso, molto pulito ed immerso nel silenzio, posto auto al chiuso, host accogliente. In pochi minuti sei all’aeroporto. Ci torneremo sicuramente.

The accommodation is just like at the pictures, no surprises! Room was good enough for one person, beds were comfy, there were enough of sockets.
Bathroom was external but very clean with all the necessary things and towels.
Check in process was easy.
There were many different things prepared for breakfast, mostly muffins and sweets, as well as tea and coffee. They even had foam maker for milk!
The location is accessible by public transport + short walk while travelling from Fiumicino Airport.
Good for short stays.
As the location is close to the airport, be ready for some outside noise, so better get some earplugs if you have sensitive sleep.
The other suggestion for host: please make instruction for using coffee machine more clear, as it was not very understandable how to use it, also some buttons were lagging.

Emplacement idéal si on doit être proche de l'aéroport. La climatisation était agréable car il faisait chaud. La place de parking privée.
La chambre n'est pas isolée du bruit, on entend tout de la chambre d'à coté. J'avais réservé pour une nuit avant mon prochain vol, pour pouvoir me reposer. Mais je n'ai pas pu me reposer, car l'arrivée des autres voyageurs dans la nuit m'a réveillée. Le petit déjeuner est très sommaire (gâteaux industriels, café, thé, lait).
