Location, size, comfort, amenities
Some of the flooring appears to have had water damage and was uneven/moving. A pedestal fan (or similar) could be helpful for when the occupant just wants to open the window and have some air movement.

Location was excellent. It was close to everything we needed and central to explore.
The apartment had adequate amenities and was clean and tidy.
Nice and close to Coles for food supplies.
Bathroom was clean and spacious.
Bed was comfortable.
1) When we walked in the smell of bleach was overpowering. The bathroom was the culprit and we had to wash/clean the shower recess a couple of times to reduce the smell.
2) The single seat lounge chair was broken - the seat was caved in and unusable.
3) The pillows were very flat, old and uncomfortable.
4) There was no manual for the washing machine or the dishwasher. Also it would be useful to have all the various instructions in a proper folder instead of a jumbled mess.
5) There was no extra blanket for the 2nd room and the doona was not enough to keep out the cold.

Best feature is the location, we wanted to be close to Flinders Street Station and a supermarket. Personally, I also liked the background urban noise from the busy restaurants in the laneway outside the first floor window, but it would not suit someone looking for a quiet night.
It is not really 2 bedrooms. One bed is in the living room, although it can be shielded by extending a folding door that then halves the living room space. With the folding door extended you cannot fully open the door as the bed is in the way. The other bedroom has no windows, I am not sure if that is a BCA compliance issue?
