Nestled on the scenic slopes above Batroun in northern Lebanon, this luxurious 4-bedroom heritage villa offers a private getaway where history, luxury, and nature converge. With panoramic views of the ancient Smar Jbeil citadel, the Mediterranean Sea, and a backdrop of mountains and valleys, Amani villa epitomizes a haven of tranquility.

Built over a century ago next to a majestic oak tree, the villa’s facade testifies to the passage of time, while the interior has been entirely refurbished to blend heritage with modernity. The 30,000 sqm property, with its expansive terraced garden and relaxing pool area, is ideal for large reunions or more private retreats.
Amani Batroun is available to guests for brief getaways or extended stays.

The main house features a grand central living room with an impressive ceiling height of 4.80 meters, leading to three elegant bedrooms and a fully equipped kitchen. The living room, designed as a gallery, combines mid-century charm with baroque and contemporary elements, highlighted by antique and custom-made furniture by a renowned architect. The ceiling, adorned with a series of quicklime-coated vaults, seamlessly connects the sea and mountains, running from one terrace to another.

The spacious kitchen is equipped with everything a gourmet chef might need: an extra-large refrigerator, a dishwasher, an oven, a stove, and a microwave. The kitchenware and accessories are comprehensive, including a coffee machine, kettle, and toaster.
A laundry room, complete with a washer-dryer and service toilet, is located at the back, beneath a mezzanine with a folding bed.

Each of the luxurious bedrooms offers a sanctuary of comfort and sophistication. Furnished with top-quality mattresses, high-end air conditioners, and electric blinds for complete blackout, every detail has been carefully considered.
-The Yellow Room, 30 m², bathed in golden light, features a 180 cm wide bed and a dedicated bathroom.
-The Blue Room, 30 m², includes a 180 cm wide bed and a cleverly concealed bathroom.
-The Twin Room, 30 m², accommodates four people with two 120cm beds and two mezzanine beds of 90cm each, and offers direct access to a bathroom.
-The Stone Room, a secluded guest sanctuary nestled on one of the garden`s many terraces, features an 18 m² guest room with a toilet, industrial-style shower, and brutalist washbasin. Near the pool, this minimalist yet comfortable room provides a bucolic retreat immersed in nature.

The main house is surrounded by lush vegetation, with breathtaking views in all directions. The outdoor space is vast enough to host large parties while offering intimate corners for smaller groups. Numerous sofas, a hammock, and tables offer varied seating options with different scenic view options.
Steps lead down to a pool surrounded by resting beds under a pistachio tree or to the roof of the guest room. An outdoor shower and toilet, set amidst nature, provide the sensation of living among nature.

Guestss acknowledge that Amani is located in a quiet residential neighborhood and undertake to respect the peace and privacy of neighboring properties throughout their stay.

Guests undertake to ensure that neither themselves nor any member of their group or visitors create excessive noise, including loud music, shouting, singing, parties, or any sound audible outside the Property. Guests also undertake not to bring onto the Property any speakers, sound systems, microphones, DJ equipment, musical instruments, or any other sound-producing or sound-amplifying devices. Guests agree to comply immediately with any request from Amani staff to reduce or stop any noise. Guests understand that any breach of this undertaking may result in the immediate termination of their stay without refund and forfeiture of all or part of their Security Deposit.

Services
Amani is a villa available for private rental with the following services included: a manager, a chef, a gardener, and a housekeeper dedicated to breakfast service and bathroom cleaning. Bed-making and room tidying are also available upon the guest’s request.

Lunch and dinner can be prepared and served upon request. Additional waiting staff are available during the day or evening for an extra charge.

Daily Invitations
The Guest may host daily invitations, provided that the total number of individuals present at the Property on any given day does not exceed 20 (twenty), inclusive of the Guest’s group staying in the Property.

Daily Invitations are intended for informal, small-scale gatherings and do not involve amplified music, or event-type installations (such as catering setups, hired equipment, staging, or similar), unless a written authorization allowed it.

Exceeding the limit of twenty (20) persons, even temporarily at any time during the Stay, shall constitute a breach of Amani House Rules. The Owner reserves the right to restrict or deny access to the Property or to terminate the Stay, particularly for safety and insurance reasons.

Noise Policy
For the avoidance of doubt, ‘noise’ includes, without limitation, sound from music played through speakers, live bands, speeches, live singing (with or without microphones), or any other form of amplified sound, as well as non-amplified sound if generated at a volume or intensity that might cause disturbance to the Property’s surroundings.

The Guest acknowledges that the Owner is committed to preserving the peace and quiet of the neighborhood. Any breach of this policy may result in immediate intervention by the Owner’s staff, termination of the Stay, and forfeiture of the Security Deposit.

The Guest shall respect the neighbors’ peace and quiet, especially from 10:00 PM to 8:00 AM.

The Guest will keep noise levels to an acceptable level during the Stay to respect the peace and privacy of the neighborhood. Party level music is strictly forbidden. For clarity, the only device authorized for playing music at the Property is the Amani JBL sound dock provided by the Owner and turned on at a background level so that the sound cannot be heard by any neighbor. No other sound equipment may be used.

Amani Staff
During the Stay, including any Daily Invitations, the Owner’s staff will remain present at the Property to perform their daily tasks while ensuring the Guest’s peace and quiet. Such tasks include, without limitation, preparing breakfasts, maintaining and watering the garden, supplying water or diesel, charging the wireless portable lamps, cleaning bathrooms, and, if necessary, preparing meals or cleaning rooms. Our staff always maintains the highest respect for guest privacy.
Moreover, the Owner or the Owner’s representatives reserve the right to enter the Property at any time should they reasonably believe that a breach of this Agreement has occurred, safety or security is at risk, or urgent intervention is required.

The Guest agrees to comply with all reasonable instructions from the Owner or its staff immediately and without dispute.

Security and Safety
For security reasons, the Guest shall ensure that all doors and windows are locked when leaving the Property unattended. The Guest is solely responsible for personal belongings and valuables during his Stay. Caution must be exercised at all times in the outdoor area, especially near the edges of the terraces, the swimming pool, gardens, and other outdoor areas. Extra care should be taken when children are present. The Guest is responsible for the children’s safety and must ensure that they are always accompanied by adults around the pool. The guest acknowledges that the swimming pool has a constant depth of 140 cm and that, consequently, diving is prohibited.

Property Use
The Guest shall use the Property exclusively for personal leisure and short-term lodging purposes. Any other use of the Property, including but not limited to filming, photo or video shoots for commercial purposes, organizing an exhibition, or any commercial or professional activity, is strictly prohibited unless expressly authorized in advance in writing by the Owner.

The rooms are equipped with blackout fabric blinds. Guests who wish to achieve complete light blockage are kindly requested to ask the staff to close the exterior shutters.

Refundable Security Deposit:
A refundable deposit is held by the Owner as security for any damage, material breach of this Agreement, or failure to comply with its terms.

In the event of any damage, or a serious breach of this Agreement the Owner may, at its sole discretion, apply all or part of the Security Deposit towards the cost of repairs, replacements, additional services, or any other losses arising therefrom.

The Owner shall provide the Guest with a written itemization of the damages and associated costs prior to retaining any portion of the Security Deposit.

If the Security Deposit is insufficient to cover the damages in full, the Guest shall remain liable for the outstanding balance and shall pay it to the Owner immediately upon demand.

Following check-out and completion of the Property inspection, the Security Deposit (or any remaining balance thereof) will be refunded within 2 (two) working days.

Prohibited Actions
The Property operates under strict guidelines regarding permitted activities. Any non-compliance shall constitute a breach of this Agreement and may result in immediate intervention by the Owner’s representatives, termination of the Stay, and partial or full forfeiture of the Security Deposit, at the Owner’s sole discretion.

Prohibited actions include, but are not limited to:
- Exceeding the agreed number of guests during the Stay or during Daily Invitations;
- Violating the Noise Policy;
- Moving, removing, or altering furniture, fixtures, or décor without prior written approval;
- Causing damage to walls, floors, landscaped areas, or other features of the Property;
